New listings in the province of New Brunswick rose 9.3% from October 2024 this is the largest number of new listings added in the month of October in history, 19.6% above the five-year average and almost 25% above the 10 year average for that month.

While October sales are up across the province, this is likely a reflection of buyers having more choices and more ability to purchase a home without competition.

Apartments !

The city of Fredericton loves its apartments

Year to date they’ve approved over 1100 units while only approving just over 100 detached homes

If the city, the province, the country wants to make home ownership affordable. They need to increase the supply of available homes.

A 50 Year Mortgage !?

In the United States they are floating the idea of a 50 year amortization option on mortgages.

hypothetically speaking if you were to purchase a $300,000 home at 6.5% interest on a 30 year amortization your monthly payment would be about $1500 and you would pay just over $300,000 in interest over the course of your 30 years .

If you took that same $300,000 house on a 50 year amortization your payment would be around $1300 and you would pay an insane $715,000 in interest over 50 years.

I know this opens up homeownership to some new buyers, but I’m not so sure that I can get behind this type of product.
