Some buyers fall in love with the third house they see.

And some buyers make you work for it. 😂

I am positive we have walked through more than 60 homes together over the course of this search. And through every single one, this buyer has been exactly the same: calm, patient, thoughtful and completely sure of what he wants.

No rushing. No settling. No buying something just because we had already looked at so many houses.

If it wasn't right, we moved on.

And I absolutely loved that about this journey.

Because my job isn't to convince someone to buy a house. It's to help them recognize the right one when we finally find it.

And we finally did. 💚

Just the right size. A beautiful, established neighbourhood. A charming, private backyard with easements on two sides that give it that little bit of extra breathing room. And most importantly, a home that actually fits the life he and his partner were looking for.

Somewhere along the way, these two stopped feeling like people I was simply helping buy a house and started feeling a whole lot more like family. That's one of the parts of this career that means the most to me.

Remember the little home that didn't make the best first impression?

The one that had a tenant, needed a little TLC, and didn't photograph nearly as well as some of the others? Today it's officially SOLD. 🪧

When Kailey and I first started touring homes with these amazing first time buyers, there was another property they couldn't wait to see. The finishes were beautiful and it was easy to imagine themselves living there.

But sometimes the prettiest home isn't the one that gives you the best value.

As we walked through each property together, we talked about more than paint colours and backsplashes. We looked at the things that matter years from now... updated windows, newer shingles, mechanical systems, long term maintenance, and where their hard earned money would go the furthest.

I've said it before and I'll say it again... helping people buy their first home will never EVER lose its magic.

The hardest part about buying your first home isn't finding one you love.
It's knowing whether you're making the right decision.
When we started looking, they fell in love with a completely different home.
The photos were beautiful. The trendy finishes caught their eye, and when we walked through the front door, I could see exactly why they were excited.

But that's where my job really began.
While they were admiring the backsplash and decorative finishes, I was looking at the things that could cost them tens of thousands of dollars down the road. Aging mechanical systems. Original windows. Uneven basement floors. The kinds of expenses you can't always see in a listing photo.

Then we walked through the home they ultimately chose.
It wasn't as flashy.
It still needed some repairs.
But it had many of the expensive updates already completed, including newer shingles, updated windows, a recently replaced furnace and hot water on demand.

I explained that paint, lighting, backsplash, and décor can all be adjusted to suit your taste - they are less expensive and they can wait until your budget allows.

🆕 NEW items you can recycle beginning October 1:
🫙 Glass jars & containers
🥡 Foam meat trays & takeout containers
🥔 Flexible plastics like chip bags, bread bags, pet food bags & plastic overwrap
🧴 Empty (non hazardous) aerosol cans
📦 Laminated paper & plastic packaging

✅ These items are already accepted and will continue to be accepted:
📦 Cardboard & boxboard (Amazon boxes, cereal boxes, egg cartons, brown paper bags, etc.)
🧴 Hard plastics (shampoo bottles, fabric softener jugs, ice cream pails, etc.)
