Markets behave like ecosystems. Change one variable… and the whole system reacts. Right now in Grande Prairie, the variable that’s shifting the most is inventory.

Over the past six years, the number of new single-family listings hitting the market in January and February has steadily tightened. The infographic you’re seeing tells the story pretty clearly.

In January 2021, the market saw 343 new listings.
This January 2026, we saw 160.

That’s a 53% drop in new inventory compared to 2021.

February tells a similar story.
In February 2021, there were 333 new listings.
This February 2026, there were 215.

That’s a 35% decrease.

Now place that beside another reality: Alberta has experienced massive population growth over the past few years. More people arriving… while fewer homes are hitting the market. The result is predictable economics.

In 2022 and 2023, Grande Prairie sat in a fairly balanced market. But when inventory tightens like this, the scales tip quickly. Over the past year we’ve watched the shift happen in real time:

• Homes receiving multiple offers shortly after hitting the market
• Buyers competing more aggressively
• Listing prices rising consistently across all price ranges

In other words… we are firmly sitting in seller’s market territory.
