Another late post but deserving of celebration!!!

My first time home buyer got the keys to his condo this week! We started our search in Hamilton with a lower budget but over time realized that he would be happier living in Grimsby by the Lake. We took our time and worked with his mortgage broker to increase his mortgage approval. By paying off his car he was able to buy a in a newer building with more amenities and lower monthly fees.

Congratulations to my client and to his parents for raising a hard working young man!

Two sets of clients had their offers accepted on new homes last week. 🏡🏡

Neither deal was easy. Both took real negotiation, patience, and a whole lot of back and forth. But that's exactly why I love this job. When it gets hard, that's when the work actually starts.

So proud of both families for trusting the process and sticking with it. Congratulations!

Closing day on Fowler Lane. 🔑

This one is bittersweet. A beautiful limestone estate that held a lifetime of memories for one family, now handed off to begin a new chapter for another. Estate sales carry a different kind of weight. There's grief in letting go, and there's hope in what comes next.

It was an honour to help guide this family through the process with care, and to find the right buyers who will love this home the way it deserves.

Sometimes the best thing I can do for a client is slow things down.

We found a concern during status review on a condo she loved. I could have minimized it. I didn't. We talked through what it meant, what the risk looked like, and what our options were.

She didn't walk away — and I didn't push her to. She made an informed choice to move forward, and we negotiated accordingly to protect her financially.

She closes today! And she's going into this home knowing exactly what she signed up for.
