Guelph Market Update | July 2026 🏡

Summer in Guelph traditionally shifts our real estate market. Many families hoping to move before the new school year have already decided, and much of the student housing demand for the 2026/2027 school year has been secured.

At the same time, buyers have more inventory to choose from, giving them time to compare properties and negotiate.

In July, Guelph recorded 148 sales, with homes averaging 32.5 days on the market.

Benchmark prices also showed some movement:
• Houses: $787,000 ↓ 1.75%
• Apartments: $456,000 ↓ 1.73%
• Townhouses: $567,000 ↑ 0.08%

The bigger story is choice.

We are firmly in a market where buyers have leverage, and I expect that dynamic to continue through the remainder of 2026 and into 2027.

For sellers, this doesn't mean homes aren't selling. It means pricing, presentation, patience and a willingness to adjust with the market are more important than ever.

For buyers, opportunity is out there. More inventory, longer market times and increased negotiating power can create options we haven't seen in several years.
