September in Guelph 🏡

The fall market brought more homes to choose from in September, but interestingly, it didn’t bring more sales. Sales stayed almost exactly where they were in August, even with a noticeable jump in new listings.

For buyers, that means more choice and a little breathing room. There’s generally time to compare homes, do your homework and make a thoughtful decision without feeling rushed.

For sellers, it means more competition. Buyers are out there, but they’re paying attention to value. With more options available, pricing and presentation really do matter.

Homes sold a little faster in September than they did in August, which is encouraging. But overall, we’re still seeing a more measured market, where buyers are taking their time and sellers may need a little more patience.

August was a pretty steady month in Guelph, but there are a few things worth paying attention to if a move is on your radar.

Homes took an average of 40 days to sell, which is slightly shorter than July. Buyers are taking more time to make decisions, have more to choose from, and looking for deals. They are not afraid to wait it out. For sellers, that means patience is part of the process and getting the price right from the beginning continues to matter.

We also saw 296 new listings come to market compared with 138 sales. There are still plenty of options out there for buyers, and in many cases, opportunities to include conditions, do their due diligence, and make a thoughtful decision rather than feeling pressured to jump.

Prices remained relatively steady month over month. Detached homes dipped slightly, town/link homes saw a small increase, and condos were essentially flat. Nothing dramatic which is a pretty good description of the market right now.

So what does that mean for you?

If you’re buying, you have choices and a lot more breathing room. If you’re selling, buyers are out there, but they’re paying attention to value and aren’t necessarily rushing into something that doesn’t feel right.
