The Guelph market continued to offer buyers more choice in May, while well-presented and properly priced homes continued to attract attention.

📊 At a Glance• 166 homes sold in May, up from 140 in April, but slightly below the 174 sales recorded in May 2025.• 412 new listings hit the market, giving buyers plenty of options to choose from.• Average days on market increased to 31 days, compared to 26 days last year, meaning homes are taking a little longer to sell.

🏡 Median Sale Prices• Detached Homes: $895,950 • Town/Link Homes: $708,000 • Condos: $522,500

What We’re Seeing:
The market remains balanced, with inventory levels giving buyers more time to make informed decisions. While some segments are seeing softer pricing, detached homes continue to show resilience.

We’re continuing to see a shift toward a more balanced market in Guelph.

With a Sales-to-New-Listing ratio of 0.36, inventory is outpacing sales, giving buyers more choice and a bit more breathing room. We saw 399 new listings hit the market, while 142 homes sold, showing steady activity as we move through spring.

Prices have softened slightly month-over-month:

Detached: $840,750
Town/Link: $739,500
Condo/Apt: $482,500

What this means right now:

For sellers, presentation and pricing matter more than ever. The homes that show well and are priced strategically are still seeing strong results.

For buyers, while there are opportunities to take your time, we’re still seeing pockets of competition where acting quickly and coming in with a strong offer is key. Being prepared makes all the difference.
