The Housing Market Finally Sends a Clear Message
Guelph Market Update August 2026

For the first time in many months, Canada’s housing market is telling a consistent story. In this Guelph Market Update, we explore the factors influencing the local housing market. Recent data shows several positive signs aligning at once. Home sales across the Greater Toronto Area are rising, inflation has cooled below 3%, the Bank of Canada has held interest rates steady, and while the Canadian Real Estate Association (CREA) has lowered its sales forecast for 2026, it also expects conditions to continue improving as the year progresses.

After more than a year of declining sales and hesitant buyers, June marked a significant turning point. GTA REALTORS® reported 6,770 home sales through the TRREB MLS® System, an increase of 9.4% compared to June 2025 and the strongest monthly sales total in nearly two years. Even more encouraging was what happened behind the numbers. New listings declined 12.9% year-over-year, while active listings dropped 13.5%.

What About the Guelph Market?

While the GTA is showing stronger signs of recovery, Guelph’s housing market remains more balanced, giving buyers a little more breathing room. This Guelph Market Update reveals that while the GTA improves, Guelph’s stability offers unique advantages.

In July, the average sale price in Guelph was $756,427, down 2.8% compared to the same month last year. There were 143 homes sold, a 14.9% decrease year-over-year, while homes sold for an average of 97.6% of their asking price. Properties also took longer to sell, with the average time on market increasing to 41 days, up 26% from July 2025.

Inventory remains healthy, with 625 active listings, representing approximately 4.3 months of inventory. That’s enough choice for buyers while still allowing well-priced, well-marketed homes to attract solid interest.
The takeaway is that Guelph isn’t experiencing the same acceleration in sales as the GTA—at least not yet. However, the market remains stable, and if the broader Ontario recovery continues and interest rates remain steady, Guelph could begin to see stronger buyer activity in the months ahead.
