🏡 June 2026 Market Update | Guelph • Kitchener-Waterloo • London

The June numbers are in, and while each market is telling a slightly different story, one thing remains clear: well-priced homes are still selling.

📍 Guelph
⬇️ Average sale price dipped slightly to $803,596
📈 Buyers are still paying 18.1% above list price
⏱️ Homes are taking a little longer to sell (36 days on average)

📍 Kitchener-Waterloo
⬇️ Average sale price eased to $709,028
⬆️ Sales activity increased to 458 homes sold
🏡 More inventory is giving buyers more choice while well-priced homes continue to move in about a month.

📍 London
⬇️ Average sale price settled at $593,886
⬇️ Sales volume softened from May
⏱️ Homes averaged 39 days on market, creating more opportunity for buyers and emphasizing the importance of strategic pricing for sellers.

We’re seeing a healthier, more balanced market across Southwestern Ontario. Buyers have more options than they did a year ago, while sellers who price their homes correctly and present them well are still achieving strong results.
