Waterloo Region May 2026 Statistics
“Waterloo Region is navigating one of its slowest Mays for sales in the past 15 years, yet the steady month-over-month progress since the start of the year is encouraging. A 9.8 per cent increase in sales from April, combined with a modest uptick in new listings, speaks to a market that is gradually finding its footing,” says Bill Duce, CEO of Cornerstone. “With a 4.0-month supply, Waterloo Region remains one of the more balanced markets in our market areas, and with the days on market holding steady year-over-year, the data suggests that well-priced homes are still moving efficiently. It is important to note that Cambridge, Kitchener, Waterloo, and the surrounding townships each tell their own story, and the dynamics can vary from one community to the next. "Waterloo Region is showing encouraging signs of spring vitality, with sales up 14.0 per cent and new listings surging nearly 28.0 per cent month-over-month. The HPI increased by 0.1 per cent and 1.5 per cent month-over-month in Kitchener-Waterloo and Cambridge, respectively. Inventory levels across the region indicate a 3.6-month supply, which is consistent with the same time last year. However, this supply is higher than the historical average. Each area within Waterloo Region performed differently in April, highlighting the importance of partnering with a local REALTOR® who understands the distinct dynamics across the region.” - Bill Duce, Cornerstone CEO

The April market in Guelph continued to show balanced conditions, with inventory giving buyers more room to negotiate. Well-priced homes are still moving, but buyers are being selective, and including conditions more often than we’ve seen in recent years. Overall, the market feels more stable than reactive — with confidence gradually improving heading into late spring.

WATERLOO REGION, ON (April 2, 2025) —In March, a total of 459 homes were sold in the Waterloo Region via the Multiple Listing Service® (MLS®) System of the Cornerstone Association of REALTORS® (Cornerstone). This represents a 23.1 per cent decrease compared to the same period last year and a decline of 45.2 per cent compared to the average number of homes sold in the previous ten years for the same month. 

“March’s housing market shows a significant shift from last year’s dynamics, with sales activity cooling while inventory levels have reached their highest point for March since 2015,”

WATERLOO REGION, ON (October 3, 2025) —In September, a total of 502 homes were sold in the Waterloo Region via the Multiple Listing Service® (MLS®) System of the Cornerstone Association of REALTORS® (Cornerstone). This represents a 4.7 per cent decrease compared to the same period last year and a decline of 25.0 per cent compared to the average number of homes sold in the previous ten years for the same month.

“The September housing market continues to reflect broader economic conditions, with sales remaining below both last year’s levels and the ten-year average,” says Christal Moura, spokesperson for the Waterloo Region market. “While sales volumes have moderated from last year, this shift has created a more balanced market where buyers can take time with their decisions. Well-priced properties continue to attract attention, and experienced REALTORS® are helping both buyers and sellers navigate these changing conditions successfully.

The Bank of Canada reduced its target for the overnight rate by 25 basis points to 2.5%, with the Bank Rate at 2.75% and the deposit rate at 2.45%.
Canada’s exchange rate has been stable relative to the US dollar.
Canada’s GDP declined by about 1½% in the second quarter, as expected, with tariffs and trade uncertainty weighing heavily on economic activity. Exports fell by 27% in the second quarter, a sharp reversal from first-quarter gains when companies were rushing orders to get ahead of tariffs. Business investment also declined in the second quarter.

Consumption and housing activity both grew at a healthy pace. In the months ahead, slow population growth and the weakness in the labour market will likely weigh on household spending.
