The Bank of Canada held its overnight rate at 2.25%, meaning there is no immediate change to variable-rate mortgages or HELOC’s.

The Bank says Canada’s economy is gradually improving, inflation is expected to ease over time, and housing activity appears to be stabilizing.

Combined with the recent market stats from June, this means we’re going to see stability continue while the market adjusts for buyers and sellers across Nova Scotia.

It was a much slower spring market than any of us have seen in the craziness of the last few years, but we’re hoping to see buyer activity becoming more consistent as the market moves to a healthier balance.

Slow feels scary, but the predictability that comes with a slower market is good for everyone.

What a month! Spring is always crazy for real estate, so it’s been busy behind the scenes!

Patio season officially commenced - When I wasn’t at work meetings, open houses or showings, I enjoyed working remotely from my sunny back deck.

This time of year is a whirlwind of Community Events - I was lucky enough to attend and support a slew of charity, political & business events throughout the month of May, some highlights include:
- The State of the Municipality with Mayor Andy Fillmore, hosted by The Halifax Chamber of Commerce & The Halifax Partnership
- The ‘In Your Corner’ boxing charity event - funds raised support families with children battling cancer
- The State of the Province with Premier Tim Houston
- The Gritty to Pretty Walk featuring art installations throughout the downtown core - by Jane’s Walk & the Downtown Business Commission

It was my mother’s 70th birthday - we kicked it off by attending the Guess Who concert. It was an incredible show and so so nostalgic of my childhood. I was so lucky to have my childhood bestie and her parents join us, too!

Lots of track & field in May - the provincial regional track meet at the end of May wrapped up the school track season. I helped coach jumping events for the Rocky Lake Junior High Team. We were so proud of our athletes who qualified to compete at provincials and even medalled in the relay! That was always my favourite event to compete in back in the day, too.

I embraced getting outside more - lots of patio hangs with friends, gardening (& garden centres galore), house parties & BBQs, and went on lots of walks: with the doggie around our lake at home, along the waterfront boardwalk with friends, parks with my niece - next up I need to get started on the beach walks!

What’s the market looking like? As far as I’m concerned, it’s looking pretty good for buyers.

The market isn’t as insane as it was a few years ago, so buyers have time to sit and think about whether a property is the right fit for their needs.

There are still homes positioned well and at a really competitive price point that will get snapped up immediately. I like to keep an eye on off-market listings so I can help my buyers find gems before they hit the market, avoiding the scramble when I can.

There is more inventory, less competition, and you are not walking into offers having to waive every condition just to get an accepted offer. There’s room to take a breath.

It can be scary to hear that for sellers, I know, but I promise there are ways to make this balanced market work for you too.

Three announcements into 2026, and the Bank of Canada has held at 2.25% each time.

After the cuts we saw through 2024 and into 2025, the rate has been steady since October, and so far this year, there has been no movement in either direction.

For buyers, holding means a lot more consistency. A little less pressure to act immediately to get the best rate. They know they’re holding steady.

For sellers, a stable rate environment tends to bring more predictable buyer activity than a period of active rate cuts or hikes. Buyers are making decisions based on what they can actually afford today, not on speculation about where rates might go next month. Home values are still increasing, so many sellers are meeting their goals, even if it’s taking a little longer as the market balances.

Rate announcements are one piece of a much larger picture, and every transaction is different. If you want to talk through what current conditions mean for your specific situation, my DM’s are always open!

Realtor life DO be like that sometimes. 🙈

99.9% of the time, I meet my buyers and sellers virtually the first time, so the on-site visit is usually the first time I meet them face-to-face.

Sometimes, though, when the listing is hot and the buyer is ready to move, I meet them there.

Closing costs you might not expect, especially as a first-time buyer:

Real Estate Lawyer: $1,500 to $1,500 (Can go up to $2,500 depending on the complexity of the purchase.)

In Nova Scotia, a real estate lawyer is not optional. Every transaction requires one, and I always recommend connecting with one early in the offer process.

When you are buying a home, your real estate lawyer is the person who makes sure the legal side of the transaction is handled properly. They review the purchase agreement, conduct a title search to confirm the seller actually owns the property and that there are no liens or claims against it, and they handle the transfer of funds on closing day. They also register the new title in your name and deal directly with your lender if you have a mortgage.

Essentially, they make sure you can legally own your home and handle all the paperwork to make that happen.

These fees are due at closing, so factor them into what you have available on that date, not just your down payment and your adjustments.

It's never too late to take a look at the April Numbers for Real Estate in Nova Scotia as we come to the end of the Spring market.

New listings hit 1,995 for the month, the highest April count in five years, which means buyers are finally getting the inventory they have been waiting for.

Homes sold came in at 822, and the average sale price reached a record $515,846, up 7.6% from this time last year.

More options, more movement, and prices are still holding strong. This means being a little more strategic on both sides of the home-buying equation.
