Sometimes finding the right property takes a little longer than expected.

When we first started looking about a year and a half ago, my clients had something completely different in mind. Along the way, we lost out in a couple of competing offer situations, and walked away from one property after the inspection because, well, let's just say there was a lot to do.

But that's how real estate often works. Life happens, priorities change, and sometimes the best opportunities are the ones you weren't originally looking for.

This spring, we pivoted the search and quickly found this sweet income property on Summit Street in Halifax, a fully renovated legal two unit that checked all the right boxes.

This is no longer a “post it and pray” market where a sign goes up, multiple offers magically appear, and everything sells in a weekend.

Right now, we have 1,479 active listings in HRM and 420 sales so far for May.

Think about that for a minute.

That means roughly 1 in 3 homes are selling this month.

Who spent the weekend at the cottage? ☀️🔥

Based on social media, it looks like half of Nova Scotia was sitting around bonfires, singing campfire songs, drinking something cold, and pretending Monday doesn’t exist. 😂

This weather finally felt like summer is around the corner. Long evenings, smoky campfires, lake sunsets, and everyone suddenly remembering they own lawn chairs.

Sneak peek at our new house 👀🏡

One of the most exciting parts of building a new home is picking all the finishes and then finally watching everything come together in real life. We close on June 2 and I’m officially in the “walking through the house staring at everything” stage 😂

The kitchen is almost finished and I’m obsessed with how warm and clean it turned out. The lights are still on back order but here’s a little preview.

This weekend was brought to you by packing tape, recycling runs, and me aggressively questioning why we own so many random cords that apparently belong to absolutely nothing. 😳

We are packing up our house on Greenwood Ave and honestly… the last time we moved 15 years ago was pure chaos. We thought we could pack an entire house in 3 days. We left everything until the last minute, didn’t declutter, didn’t donate, and basically just moved clutter from one house to another. It was hell.

This move feels completely different.

We’ve made multiple trips to Value Village, the recycling depot, and the dump. I’ve been decluttering like Marie Kondo. For anyone who doesn’t know, she’s basically the queen of simplifying your home and only keeping things that are useful, meaningful, or “spark joy.” At first I thought the concept sounded a little dramatic… now I completely get it.

And OMG… we actually found unopened boxes from our 2011 move. Clearly I didn’t need anything that was in those boxes. 😂

Also, why does anyone need 30 wine glasses, 52 coffee cups, plates for 41 people, and SIX pie plates when I don’t even know how to make pie crust?🥧 Lol.

Honestly, I feel lighter.
There’s something oddly freeing about letting go of things you no longer use, need, or even remember owning. Don’t get me wrong, I’m absolutely keeping the valuable and sentimental things. But I’m no longer packing boxes filled with “maybe someday” items that haven’t seen daylight since 2011.

We are getting there… slowly but surely. 📦

Unpopular Real Estate Truth 👀

I hear this one all the time...

“If we disclose it on the Property Disclosure Statement, the buyer can’t ask us to fix it... right?”

Not quite.

The Nova Scotia Property Disclosure Statement does not say the buyer accepts the defects, waives their rights, or agrees to buy the home “as is.”

What it actually says is:

“The Buyer acknowledges having read and received a copy of this PDS.”

That’s it.

Not... “I accept the crack in the foundation.”
Not... “I’m cool with the 20 year old oil tank.”
Not... “No worries about the mystery basement smell.” 😏

Buyers can still:

✔ Ask questions
✔ Bring in inspectors
✔ Request repairs
✔ Negotiate credits or price adjustments

A PDS is about disclosure and transparency... not a get out of jail free card.

Experience matters, especially when things get complicated.

Are you thinking about refinancing or getting a new mortgage? 🏡

There are a few cashback mortgage promotions out there right now, so I decided to take a closer look. Because let’s be honest... 💰💵 “Get up to $5,100 cash back” definitely gets your attention. 😏

So I did the homework.

💰 TD vs BMO Mortgage Cashback Offers... what buyers should know before chasing the “free money.”

As always in real estate... the fine print matters.

🏦 TD Bank

TD is advertising up to $5,100 cash back on qualifying mortgages.

That top number usually means:

✅ Larger mortgage amounts
✅ Potentially switching from another lender
✅ Mortgage needs to close and fund by August 31, 2026
✅ Only certain mortgage products may qualify

🏦 BMO

BMO is advertising up to $4,900 cash back.

Here’s what many buyers miss:

✅ Up to $4,100
✅ An additional up to $800 may require opening eligible BMO chequing and savings accounts
✅ Mortgage usually needs to be 3 years or longer
✅ Must fund within 130 days

🤓 Here’s the question almost nobody asks...

What happens if you break the mortgage early? ❓❓❓

Some cashback mortgages may include repayment or clawback provisions. That means if life happens and you sell, refinance, move, or restructure early... some of that “free money” may not be so free.

And as a REALTOR®, I see life happen all the time.

New job. Growing family. Divorce. Downsizing. Relocation.

Before signing any cashback mortgage, ask:

✅ Is the rate higher than a non cashback mortgage?
✅ Is there a clawback if I sell early?
✅ How are penalties calculated?
✅ Do I need extra banking products to qualify?
✅ Does this mortgage fit my life... not just today’s promotion?

Sometimes cashback is absolutely worth it.

Sometimes the lower rate wins by a mile over 5 years.

💡 Mortgage marketing is sexy. Fine print... not so much. 😅

If you’ve started choosing outfits based on “how waterproof is it?” instead of “does it look cute?”... welcome to life on the East Coast. 🌧️

And if you’re new to Halifax, here’s your first local survival tip: even in July... dress in layers. Sunny, foggy, windy, raining... sometimes all before lunch. 😆☀️🌫️☔
