Born and raised in the picturesque fishing village of Sambro, Nova Scotia, I began my career working as an offshore fisherman. Over the years, I developed a strong work ethic, resilience, and a deep appreciation for the value of hard work. I later transitioned into customer service, where I built a reputation for helping

clients resolve issues efficiently while consistently earning outstanding feedback from both customers and management. My career journey continued in the skilled trades, working with Dexter Construction as a pipe layer, helping install and renew critical sewer, storm, and water infrastructure. I then became a member of a sheet metal union, fabricating and installing architectural sheet metal siding and windows on a variety of commercial projects throughout the Halifax Regional Municipality. In 2013, a serious deck collapse resulted in a shattered right ankle and a lengthy recovery process. During that time, I came to the realization that I would not be able to return to the physically demanding work I had done for much of my life. While challenging, this experience also provided an opportunity to pursue a new career path—one that aligned with a long-standing passion of mine: real estate. Having purchased my first home in Sackville at the age of 24, I understood firsthand the pride, accomplishment, and security that homeownership can provide. I knew I wanted to help others experience that same feeling. With that goal in mind, I completed my Real Estate Licensing Course in the spring of 2015 and have since helped countless clients successfully navigate the buying and selling process to achieve their real estate goals. This May 19, 2026 snapshot shows the market in HRM continuing to shift toward balance while home values remain resilient, however, this week shows a slightly different story than weeks before.
Inventory continues to rise, only this week by single digits instead of triple digit jumps as with weeks before with 1,416 active listings compared to 1406 last week. Even still, supply has reached another high point, giving buyers significantly more options compared to the highly competitive markets of recent years.

Homes are taking longer to sell. The average days on market sits at 44 days, still noticeably slower than 2025, 2024, and 2023, showing buyers are taking more time and being more selective.

Negotiation remains the norm. The list-to-sale ratio is 97.99%, meaning most homes are still selling below asking price rather than at or above list price, creating more room for buyer negotiation.

Sales activity is softer than previous years. 284 homes sold this month, compared to 327 homes sold this time last year and year-to-date sales sit at 1,585 compared to 1,820 homes sold this time last year continuing the trend and widening the gap selling being now 235 less homes sold . Demand hasn’t disappeared—it has simply become more measured and cautious.

Inventory is moving closer to a balanced market. Months of inventory has increased to 3.41, the highest level in this data series so far, continuing the trend toward the 4-6 months of inventory that is considered to be a balanced market creating more equal conditions between buyers and sellers.

Prices are still holding strong. The average sale price has dipped slightly from last week's stats to $603,487 but still remains above the $600K mark despite slower sales activity. However, annual appreciation has slowed to 0.8%, suggesting potential price growth stabilization.

The big picture: Halifax is no longer the frenzied seller’s market of the past few years—it’s becoming a more balanced, strategic environment. Buyers have more leverage, more time, and more choices, while sellers who price correctly and market effectively are still achieving strong results.

This May 5 snapshot shows the market in HRM continues its trend toward a more balanced environment—while prices remain surprisingly resilient.

Inventory has climbed again. With 1,407 active listings, buyers now have significantly more choice than they did over the past several years.

Homes are taking longer to sell. Average days on market sits at 45, noticeably slower than the pace seen in 2025, 2024, and 2023, pointing to a more measured market.

Negotiation has become more common. The list-to-sale ratio is 97.97%, meaning most homes are selling slightly below asking price rather than at or above it.

Sales activity remains softer than previous years. 180 homes sold this period, with year-to-date sales at 1,481, trailing both 2025 and 2024 as buyers become more selective and cautious.

Supply continues building toward balanced conditions. Months of inventory has increased to 3.37, the highest level we have seen since 2021 and is continuing the trend of moving closer to the 4–6 month range which is considered a balanced market. This is giving buyers more leverage, more time, and more options than they’ve had in quite some time.

Prices, however, continue holding strong. The average sale price reached $604,038, setting another record high in this dataset, while appreciation remains positive at 2.1% year over year.

The big picture: Halifax is no longer operating in the frantic conditions of the pandemic-era market. Instead, we’re seeing a healthier, more balanced environment emerge—one where buyers can make more strategic decisions and sellers can still achieve excellent prices with proper preparation and pricing strategy.

Here is a breakdown the properties that sold in April for HRM. I always love seeing these stats as it gives a better idea as to how the market is actually moving with sold properties in HRM as a whole and how much demand / competition is out there.

The Halifax real estate market stayed competitive in April, with many homes still attracting strong buyer interest and multiple-offer situations but for over half of the properties sold, sellers are having to reduce their prices and then still negotiate with a buyer to put a deal together.

Key Highlights:

- 418 total residential sales in April across HRM.
- 43% of homes sold at or above asking price (180 properties).
- 30% of homes sold over the asking price (125 properties).
- 13% of homes sold at the asking price (55 properties).
- 57% of homes sold below the asking price (238 properties).
- Homes that sold over asking averaged $21,433 above list price.
- The highest over-asking sale reached an impressive $125,000 above asking.

Breakdown of Sale Results:

- 6 homes sold for $75,000+ over asking.
- 8 homes sold between $50,000–$75,000 over asking.
- 28 homes sold between $25,000–$50,000 over asking.
- 83 homes sold between $1–$25,000 over asking.
- 55 homes sold exactly at asking price.
- 238 homes sold below asking.

Homes moved quickly, with a median days on market of just 7 days. An average is the total of all numbers divided evenly, while the median is the middle of a list of numbers and often gives a more realistic picture by not being affected as much by values which would be considered abnormally high or low.

Market Insight:

While inventory has been improving compared to previous years, a lot of well-priced and desirable homes are still creating strong competition among buyers. Sellers continue to benefit from motivated demand, while buyers are seeing more options and slightly more negotiating room than during the peak frenzy years.
