Brockton Council is looking into the possibility of a short-term rental licensing system.

Council has asked staff to investigate what a licensing program “could” look like.

Whether you own an Airbnb, live beside one, or are thinking about buying a property to use as a short-term rental, it’s worth knowing this conversation is happening.

Just keeping you in the loop on what’s being discussed locally.

What does all of this tell me?

Buyers are out there.

They have more time.
They’re comparing properties.
They’re watching price.
And they’re not feeling the same pressure to “just buy something” that they did a few years ago.

Which is why, for sellers right now, pricing is HUGE.

Grey County definitely softened in July. Sales were down almost 18% from June and 21% from last July, with the average sale price also coming down.

Meanwhile Bruce County had 23% more sales than July of last year and an average sale price that was actually higher year-over-year.

And then there’s Minto and North Perth, where the number of monthly sales is small enough that a handful of properties can make those average prices swing like crazy. So please don’t look at one average-price number and assume your house suddenly gained or lost $200,000. 🥴

Huron saw more sales too… but homes took an average of 74 days to sell.
