A little help from Ai/Claude on this one.

The hot water tank was believed to be a 2018. Something told me to double check, so I ran the serial number through Claude and it came back 2016. Small difference on paper, big difference in practice. My clients were able to have a brand new tank installed before possession, which is a nice savings on one of those maintenance items that always seems to come due at the worst time.

Part of the job is digging into the details so a client gets the full picture, not just the summary. Grateful for the tools that make that easier these days.

Congratulations to a hard working couple on an excellent condo in an amazing neighbourhood. Top floor, beautiful views, two parking stalls, and a spacious main floor just waiting for guests. Let the entertaining begin.
