May was another active month in a few familiar Central Okanagan neighbourhoods 🏡🌿

🌿 Lower Mission: 41 sales, 9.3% of all activity
🌆 Kelowna North: 33 sales, 7.5%
🌳 Kelowna South: 30 sales, 6.8%

Lower Mission stayed at the top in May, which is not too surprising as we move deeper into the spring market. It continues to be one of those areas buyers come back to for lifestyle, schools, outdoor space, and proximity to the lake.

Kelowna North also had a strong month, supported by its mix of condos, downtown access, and walkable living. Kelowna South was close behind, showing steady activity in one of Kelowna’s more established and central neighbourhoods.

May gave us a clearer look at where buyers were focusing as the market moved through spring. If 2026 is the year you are thinking about making a move, it is worth paying attention to where activity is staying consistent.

Kelowna’s duplex and fourplex market has not frozen. It has split. 🏘️

The 2026 sales data shows two very different stories playing out at the same time. Some small multifamily properties are still selling close to asking price in under two months. Others are sitting for 100+ days and only moving after major price cuts.

The difference usually comes down to pricing discipline. 📊

Fast-moving listings are being priced around today’s rents, today’s rates, and today’s buyer math. The slower listings are often older fourplexes still anchored to 2022 expectations, even though rents have softened and carrying costs are much harder to ignore.

For buyers, that creates opportunity, but only if you know how to read the gap between list price and real market value.

For sellers, the message is even clearer: the market is still moving, but it is not rewarding wishful pricing. 🏡

April was a busy one in a few familiar Central Okanagan neighbourhoods 🏡🌷

🌿 Lower Mission: 47 sales, 12.6% of all activity
🌄 Westbank: 29 sales, 7%
🌆 Kelowna North: 24 sales, 6.4%

Lower Mission led April by a pretty clear margin, which makes sense for this time of year. It is one of those areas buyers tend to keep coming back to, especially as the weather warms up and people start thinking more about lifestyle, outdoor space, schools, and being close to the lake.

Westbank also had a solid month, while Kelowna North stayed active with its mix of condos, downtown access, and walkable living.

Spring usually gives us a better read on where buyers are actually moving, and April gave us a few clear signs. If 2026 is the year you are thinking about making a move, it is worth paying attention to where activity is picking up.
