The bank tells you what you can borrow.

It doesn't tell you what you can live with.

Those are two different numbers, and the gap between them is where a lot of people get stuck.

Approval math looks at your income and your debts. It doesn't know you're planning a second kid, or that you want to keep travelling, or that your car is five years from needing replaced.

So take the number you're approved for. Then decide, on purpose, what you want your monthly life to actually look like.

Buy at the second number.

Most buyers start with a list.

Bedrooms, square footage, a garage, the right neighbourhood. It's the sensible place to begin, and I'd never tell anyone to skip it.

But the list has never once been the thing that decided it.

What actually happens is this. Someone walks into a home that checks fewer boxes than the three before it, stops somewhere in the middle of the room, and goes quiet. Sometimes they walk back to a window twice. Sometimes they just stand there a second too long.

That's the moment. Every time.

The light, the way a room holds you, how it sounds when nobody's talking. None of that fits on a spec sheet, and all of it is what you'll remember a year from now.

So bring the list. It's useful. Just don't let it talk you out of the one that feels right.
