âś… Locate the main water shut-off, gas shut-off, and electrical panel
âś… Replace HVAC/furnace filters

âś… Take photos/videos of every room and major appliance for insurance records

Most buyers treat the final walk-through like a quick formality.

It’s not.

This is your last opportunity to make sure the home is in the condition you agreed to purchase before the keys change hands. Once the deal closes, your negotiating power largely disappears.

Before closing day, make sure you:

✔️ Review any agreed-upon repairs and bring copies of inspection reports or repair receipts.

✔️ Confirm repairs were completed properly and by qualified professionals.

✔️ Check for moving damage such as scratched floors, damaged walls, missing fixtures, or dents in appliances.

✔️ Run every faucet and flush every toilet to check for leaks, drainage issues, and water pressure concerns.

✔️ Test the heating and air conditioning systems.

✔️ Open and close every window and door, checking locks, screens, and proper operation.

✔️ Test the garage door, remotes, and safety sensors.

✔️ Verify that all appliances, included fixtures, and items listed in the Agreement of Purchase and Sale remain in the home.

📸 Take photos of anything that concerns you.

This one was a little extra special for me 🤍
