🔑 JUST PURCHASED!

Every once in a while, I get to help a client buy a home that is so perfectly suited to them, you just know it was meant to be.

This was one of those homes. ❤️

Of course, the incredible architecture, walls of glass and beautiful wooded setting were hard to resist… but I have to say, the bridge may have stolen the show. 🌉

There really is a little boy in every man, and seeing how much he loved the idea of crossing his very own bridge every time he comes home made this purchase that much more fun.

I can already picture the smile on his face every time he walks across it 😊

Congratulations KV on your new home & more importantly, your very own bridge! 🥂🏡🌲

📧 Create an email address just for your home.

Something simple like:

[email protected]

Then keep everything related to your home in one place:

✔️ Closing documents
✔️ Home inspection report
✔️ Appliance manuals
✔️ Warranty information
✔️ Quotes from contractors
✔️ Renovation invoices
✔️ Paint colours & flooring details
✔️ Every receipt for every improvement you make

⸻

💰 Why does this matter?

When it’s time to sell, documented capital improvements may help support your home’s adjusted cost base (where applicable), potentially reducing taxable capital gains on properties that aren’t fully exempt. It also makes your home’s history easy to verify.

No receipts = no proof.

⸻

🏡 The bonus most people don’t think about…

A well-documented home is like having a CarFax for your house.

Buyers love transparency.

When buyers have confidence in your home, they’re often more comfortable making stronger offers.

Very soon…

you’ll be standing in the doorway of the home you once only imagined 🤍

and suddenly it will all make sense

the waiting
the saving
the searching
the almost-homes
the moments you wondered if it would ever happen

none of it was wasted time

it was all bringing you closer ✨

Here’s what I want you to remember…

So many people feel like they’re “behind”

like they should have bought sooner
like the market moved without them
like everyone else figured it out first

but what you don’t see is the quiet progress happening behind the scenes

the planning
the preparing
the learning
the little steps forward

For first-time buyers, move-up buyers, or anyone starting over…

your timeline is YOUR timeline.

Every dollar saved matters
Every conversation counts
Every step gets you closer

And one day…

you’ll turn the key, walk inside, and realize…

you weren’t late 🤍

you arrived right on time.

🏡 Just Got the Keys? Here’s What To Do Before You Fully Settle In

✅ Change or rekey all exterior locks
✅ Replace toilet seats
✅ Deep clean before unpacking
✅ Test smoke & carbon monoxide detectors
✅ Locate the main water shut-off, gas shut-off, and electrical panel
✅ Replace HVAC/furnace filters
✅ Review and update your home insurance coverage
✅ Take photos/videos of every room and major appliance for insurance records
✅ Check for leaks under sinks, around toilets, and near appliances
✅ Program garage door openers and change keypad codes
✅ Create a home maintenance binder for warranties, manuals, and receipts
✅ Label breakers if they’re not already identified
✅ Flush and service the water heater if needed
✅ Set up utility accounts and confirm billing information
✅ Update your address with banks, insurance companies, CRA, subscriptions, and driver’s licence
✅ Start a home maintenance/emergency repair fund
✅ Save a copy of your home inspection report for future reference
✅ Walk the property after a rainfall to identify drainage issues
✅ Live in the home for a few months before making major renovation decisions

Before hanging pictures or starting renovations, spend some time learning how the house functions. Knowing where the shut-offs, breakers, filters, and maintenance points are can save you thousands of dollars during an emergency.

Most buyers treat the final walk-through like a quick formality.

It’s not.

This is your last opportunity to make sure the home is in the condition you agreed to purchase before the keys change hands. Once the deal closes, your negotiating power largely disappears.

Before closing day, make sure you:

✔️ Review any agreed-upon repairs and bring copies of inspection reports or repair receipts.

✔️ Confirm repairs were completed properly and by qualified professionals.

✔️ Check for moving damage such as scratched floors, damaged walls, missing fixtures, or dents in appliances.

✔️ Run every faucet and flush every toilet to check for leaks, drainage issues, and water pressure concerns.

✔️ Test the heating and air conditioning systems.

✔️ Open and close every window and door, checking locks, screens, and proper operation.

✔️ Test the garage door, remotes, and safety sensors.

✔️ Verify that all appliances, included fixtures, and items listed in the Agreement of Purchase and Sale remain in the home.

📸 Take photos of anything that concerns you.

A final walk-through isn’t about finding perfection—it’s about making sure you’re receiving the home you agreed to buy.

✨ SOLD ✨

This one was a little extra special for me 🤍

I had the honour of representing my sister in the sale of her beautiful end-unit bungaloft — and as you know, helping family hits differently.

And to be completely real — this wasn’t the easiest market to sell in. It’s a challenging seller’s market right now, and standing out takes more than just putting a sign on the lawn.

We approached this one with intention…
✔️ Careful planning
✔️ Strategic pricing
✔️ Top-notch photography
✔️ Thoughtful staging

And it made all the difference. The home truly stood out — and the results followed 🙌

There’s always an extra level of care and responsibility when it’s someone close to you, and I’m so grateful for the trust — not just as a Realtor, but as family.

On to the next chapter ❤️

If you’re thinking about selling and wondering how to navigate this market, I’d love to help you create a strategy that gets results.
