June numbers for the Waterloo Region market:

→ 662 home sales (-2.9% YoY)
→ Average price $729,650 (-6.4% YoY)
→ 1,407 new listings (-7.6% YoY)
→ 4.1 months supply
→ 27 days on market (unchanged YoY)

The honest read: this was the slowest June on record.

Sales came in just nine short of June 2024. Prices kept easing, with the average down 6.4% from a year ago.

The regional split is the real story though. Cambridge sales jumped 15.2% year over year while Kitchener fell 12.2%. Same region, two different markets.

One steady signal: days on market held at 27, unchanged from last June. What is priced right still moves at a normal pace.

If you are buying, you have leverage and a real spread between cities. If you are selling, price to the current market.
