In August 2025, the Waterloo Region real estate market is steadying—but with nuanced shifts:

536 homes sold, just 1.3% fewer than August 2024, yet down 23.1% compared to the 10-year average

Detached homes: 320 sold (↓ 5.6% YoY); Townhouses: 101 sold (↓ 1.0%); Condos: 62 sold (↑ 1.6%); Semi-detached: 50 sold (↑ 25%)

Average sale price: $728,465 (↓ 5.5% YoY and ↓ 1.0% from July)

Detached: $846,405 (↓ 4.6% YoY, ↓ 1.3% from July)

Townhouse: $594,200 (↓ 3.2% YoY, ↓ 1.7% from July)

Condo: $433,113 (↓ 6.0% YoY, ↑ 4.2% from July)

Semi: $618,206 (↓ 5.5% YoY, ↓ 4.1% from July)

Waterloo Region July Market Update

July brought a more balanced market to the Waterloo Region. With 644 homes sold—steady year-over-year—and average prices adjusting across all property types, buyers are gaining opportunities. Detached homes averaged $857,579, townhouses $603,245, condos $415,559, and semis $644,930.

New listings are up 21% above the 10-year average, and homes are taking longer to sell—now at 32 days on average (vs. 17-day 5-year average). All signs point to a more thoughtful, balanced market—especially as interest rates hold steady.
