Waterloo Region market check — the numbers don't lie 👇
New listings jumped to 209 this week (up from 172), but here's the real story: expired/cancelled listings dropped hard, from 217 to 111. Translation? Fewer sellers are giving up — they're adjusting instead. Price reductions ticked up to 86, and conditional sales climbed to 82.
Sale rate sits at 4.9%, and months of supply eased slightly across the board — still very much a buyer-favoring market, especially in condos (8.3 months supply).
If you're selling: pricing right the first time matters more than ever.

On the flip side, expired and cancelled listings jumped to 217 and back-on-market properties ticked up — a sign some sellers are recalibrating expectations. The good news: months of supply eased slightly across every category, from detached homes to condos, so the market isn't getting looser, just a bit quieter.
