👀DON’T BE FOOLED BY STRATA FEES

That $350/month strata fee might look like the better deal… but is it actually cheaper? 🤔

When I’m helping someone buy a condo or townhome, I’m not nearly as interested in the strata fee number as I am in what’s happening behind that number.

What does the fee include?
💰 How well funded is the strata?
📄 What does the depreciation report say?
🏗️ What major work is coming up?
⚠️ Could owners be facing a special assessment?

A slightly higher monthly fee that includes more and properly prepares for future maintenance can sometimes be a much healthier situation than the building advertising the lowest monthly payment.

The strata fee gets your attention. The documents tell you what you’re actually buying.

🏡 WHAT’S BETTER: LAYOUT OR SQUARE FOOTAGE?

A bigger house doesn’t always mean a better house. 👀

It’s easy to open a listing and immediately compare homes by the numbers:

📐 1,800 sq. ft.
📐 2,100 sq. ft.
📐 2,400 sq. ft.

Naturally, bigger sounds better.

But once you actually start walking through homes, you quickly realize that not all square footage is created equal.

I’ve been through larger homes that somehow feel cramped and smaller homes that feel surprisingly spacious.

Why?

The layout.

Long hallways, awkward corners, oversized rooms you rarely use, poor furniture placement and wasted space can eat up hundreds of square feet without adding much to your everyday life.

Meanwhile, a thoughtfully designed home can make almost every square foot useful. 🙌

So when you’re house hunting, don’t get caught up buying a home simply because you can tell your friends:

“Mine is 300 square feet bigger.” 😂

Instead, ask yourself:

❤️ Does the layout work for how we actually live?
🛋️ Can our furniture comfortably fit?
🍳 Do the kitchen and living areas function well together?
📦 Is there enough usable storage?
👨‍👩‍👧‍👦 Will this floor plan still work as our life changes?

Because 2,000 well-designed square feet may live a whole lot better than 2,400 poorly designed ones.

At the end of the day, you’re not buying a number on a listing sheet.

You’re buying the space you’re going to live your life in. 🏡❤️

🏡 THE COMMUTE MIGHT BE WORTH IT…

Would you drive an extra 15 minutes each way if it meant coming home to the house and lifestyle you actually wanted? 👀

When you’re buying a home, everyone talks about bedrooms, bathrooms, square footage and price.

But there’s something else you should test before writing an offer:

🚗 Your actual commute.

And I don’t mean looking at Google Maps at 2:00 on a Sunday afternoon.

If you’ll be leaving for work at 7:30 AM, drive it at 7:30 AM.
If you’ll be coming home at 5:00 PM, drive it at 5:00 PM.

Know what your everyday life will actually look like before you buy.

But here’s the other side of that conversation…

Don’t let an extra few minutes in the car automatically convince you the Westshore isn’t worth it.

Because what are you getting on the other end of that drive?

🏡 The home you’ve actually been looking for
🌊 Beaches and the ocean minutes away
🥾 Trails, parks and endless outdoor recreation
🏘️ Newer communities and growing amenities
👨‍👩‍👧‍👦 Incredible neighbourhoods to raise a family
⛳ Golf, lakes, mountains and nature right outside your door
❤️ And maybe a completely different quality of everyday life

Places like Royal Bay, Colwood, Langford, Bear Mountain and the surrounding Westshore have so much to offer.

So yes, test the commute.

Maybe you’ll decide it’s too much, and that’s okay.

But you might also pull into your driveway at the end of that test drive, look around at where you get to live, and think…

“You know what? This is absolutely worth it.” ❤️
