Two summers ago, we hosted a client event at Big Splash, and it remains one of our favourite memories.

There is something special about seeing everyone in one place. Not talking real estate, just enjoying the day together.

Days like that only happen because of you. The trust you place in us, and the people you send our way, are the reason we get to do any of this. We do not take that lightly.

Last month we hosted a food truck event to celebrate our loyal vendors.

Fraser Valley is the softest market in BC right now. It's also the one quietly setting up for a turn.

June numbers: 1,097 sales, down 3.8% year-over-year. Average price $966,171, down 6.6%. Benchmark price down 7.1%, the steepest decline of any board in the province.

That's the part everyone sees. Here's the part they don't:

Active listings fell 8.1% year-over-year to 8,488. That's the largest inventory drawdown of any major BC market, larger than Greater Vancouver's 3.1%. Sellers who don't have to move are pulling their listings rather than accepting current pricing.

Months of supply sits at 7.8, so this is still firmly a buyer's market. But supply is contracting faster than demand is. When that gap closes, pricing power shifts and it doesn't announce itself in advance.

If you've been waiting for the bottom in Fraser Valley, understand what you're actually waiting for. The moment it's obvious in the data, the leverage is already gone.

Nineteen years is a long time to trust someone.

Joedi first worked with Mohamed nearly two decades ago when they bought their condo in Guildford. When it came time to sell, there was no question who to call. That kind of long-term trust is something we never take for granted.
