Active inventory remains high, with 8,344 listings, about 51% above the decade seasonal average, keeping the market in buyer-favouring territory.

The overall sales-to-active listings ratio was ~10% in February, which is below the 12–20% range that typically defines a balanced market — reinforcing a buyer’s market.
On average, it took 47 days to sell detached homes, 45 days for condos, and 39 days for townhomes, reflecting slower absorption.
