This week saw a modest rebound, with sales up 7% to 259 and new listings up 11% to 803.

Looking at the past few weeks, the pattern continues. Activity softens for a week, then picks up again. More importantly, listings and sales are rising together, suggesting the market remains active without becoming overheated.

The 5.5% gap between list and sale price has stayed remarkably consistent, indicating buyers are still negotiating and sellers need to be realistic on pricing.

Overall, this week's numbers point to a steady, balanced market with improving activity as we head into June.
