Ontario Condo Closings Face Value Gap | Your real estate goals- my mission! Let’s talk✅ | Debra L. Forrester, REALTOR® | eXp Realty Brokerage
In Ontario right now, we’re seeing some condo buyers face a difficult reality: closing prices are landing up to 30% higher than what a unit is actually worth on the current market. Why? Contract prices were locked in long before units were built, but as the market shifted, appraisals often came in much lower than expected. That left many purchasers unable to close—their approved mortgages just didn’t stretch far enough to cover the gap.

Having spent over eight years helping clients navigate the GTA and Niagara, I’ve watched how factors like lengthy pre-sale periods, permit delays, and labour shortages have made these timelines unpredictable. In a softer market, the long wait gives plenty of room for change—and sometimes, for disappointment. During hotter markets, when costs surged, developers even cancelled some deals altogether, drawing government attention and calls for stricter rules.

The fine print in these contracts is no small hurdle either. Most buyers only have a 10-day window to reconsider, or a way out if the occupancy date is missed. As someone who believes in empowering clients with clear information and tailored strategy, I always encourage a careful review of every contract term—especially in today’s evolving market. If you’re considering a pre-construction condo, let’s make sure you’re well-prepared, every step of the way.

Ontario Builders Prepare for Growth with New Investments
As someone who has guided clients through the ups and downs of Ontario’s real estate landscape for over eight years, I’m always watching how market shifts can impact your next move. Right now, tariff disputes between Canada and the U.S. are pushing construction costs higher—by $9,000–$14,000 for a single home, and $18,000–$28,000 for mid-rise units. These increases ripple through everything: material prices, local jobs, new housing starts, and overall affordability across North America. For those considering a purchase or investment in communities like Lincoln, Niagara, or beyond, staying informed is key. My boutique approach means I help you navigate these changes with confidence and clarity. Together, we’ll find the best path forward in a shifting market.

Ontario HST Rebates Boost New Home Sales | Your real estate goals- my mission! Let’s talk✅ | Debra L. Forrester, REALTOR® | eXp Realty Brokerage
The recent discussions around Ontario’s temporary HST relief have certainly caught my attention—especially as someone who’s spent over eight years helping buyers, sellers, and investors navigate the complexities of markets like Lincoln, Niagara, and the broader GTA. Industry advocates have made it clear: reducing taxes can directly support affordability, boost sales, and restore confidence in our housing market. Yet, many of us have seen firsthand how builders face mounting hurdles—higher material and labour costs, slow approval processes, and restrictive rules. Taxes, fees, and levies only add to the challenge.

While the temporary HST program aimed to help, delays in its rollout meant buyers, builders, and developers were often left waiting for clear guidance, which limited its impact—especially when activity was already sluggish. Highrise condo projects, which require lengthy timelines, were particularly affected, since short-term tax changes rarely offer the certainty needed to move ahead confidently.

The long-term vision? Many are advocating for permanent HST relief—ideally, the complete removal of the tax on new homes. With Ontario’s goal to build 1.5 million homes by 2031, this kind of policy shift could truly empower more people to find a place to call home. As your dedicated REALTOR®, I’m always watching these developments to ensure you’re prepared for what’s next—whether you’re searching for your dream home in w**e country or making investment decisions throughout the region.

Canada Housing Could Look Very Different in 2027 | Your real estate goals- my mission! Let’s talk✅ | Debra L. Forrester, REALTOR® | eXp Realty Brokerage
Looking ahead to 2027, we could see a refreshingly different landscape for Canadian housing. According to CMHC, as incomes and the broader economy gradually strengthen, we should expect a more balanced market—sales may improve, yet likely remain shy of the busy pace we saw in the previous decade. CREA is anticipating only modest national price growth, which hints at stabilization rather than another dramatic climb. For those of us working closely with buyers and sellers in the GTA, Halton, and Niagara, this shift could mean more opportunities for negotiation and a more level playing field, especially with higher inventory and softer demand in some areas. My focus remains on guiding clients through these nuanced changes with tailored strategies—whether you’re moving up, investing, or securing your first home in Lincoln or w**e country. A thoughtful, boutique approach is key to making the most of what’s ahead.

Canada Fee Cuts Could Unlock Supply | Your real estate goals- my mission! Let’s talk✅ | Debra L. Forrester, REALTOR® | eXp Realty Brokerage
As someone who’s navigated the evolving real estate landscape across the GTA, Peel, Halton, and especially Niagara, I’ve seen how development fees can shape what gets built—and who can afford it. Recent findings from our national housing agency reveal that cutting these fees could make around 14% more residential projects a reality in Canada. In Toronto and Vancouver, for example, removing these charges could make about 10% more projects viable, and in Toronto’s case, potentially address half the city’s stated supply gap.

The fee differences are striking: Calgary homebuilders pay roughly $4,000 for a one-bedroom high-rise or up to $9,000 for a detached house, while Vancouver developers face $20,000 to $33,000 for similar homes. Of course, these fees fund crucial infrastructure—roads, sewers, and more—so finding the right balance is key. But for families looking for larger homes, especially in high-cost markets, lower development fees could tip the scales. New family-sized homes often cost more than resale options, making it tough for families to find the right fit.

With my boutique approach and deep market knowledge, I’m here to help you navigate these shifts and find the home that truly fits your needs—especially in communities like Lincoln and Niagara w**e country, where every dollar counts.

State of the Housing Market in Canada 2026
As we look ahead to 2026, Canada’s housing market remains steady, but affordability is a growing challenge for many families. With one-third of mortgage holders approaching renewal, it’s understandable that 67% are feeling concerned about possible rate increases. Almost half of homeowners have less than a 15% payment buffer, making any rise in payments a real strain—especially for newcomers and those who have recently purchased. In my years guiding clients through the GTA, Halton, and especially Lincoln and Niagara w**e country, I see firsthand how these pressures shape decisions for buyers and homeowners. Personalized strategies and genuine care are more important than ever to navigate a shifting landscape and help you find stability—no matter where you call home.

🏡Home resales are on the rise, prices are stabilizing, and inventory levels are beginning to balance out. Looking ahead to 2027, projections show an uptick in both sales and modest price growth, though it’s important to remember that affordability and regional differences remain part of the landscape.
Whether you’re buying, selling, or investing; especially in Lincoln and Niagara’s unique w**e country🫰🏾my boutique approach is always focused on turning these evolving trends into opportunities tailored for you.
Let’s navigate this changing market together, ensuring you feel confident and empowered every step of the way.

Canada’s Housing Recovery Won’t Be a Boom | Your real estate goals- my mission! Let’s talk✅ | Debra L. Forrester, REALTOR® | eXp Realty Brokerage
As someone who’s spent years guiding clients through the ever-changing housing market in the GTA, Halton, and Niagara, I know how important it is to keep perspective—especially when headlines promise big swings. The latest outlook for Canada’s real estate scene points to a steady, gradual recovery rather than a dramatic boom. Recent months have seen resales pick up, inventory finding its balance, and prices stabilizing or easing at a slower pace. Still, forecasts suggest home resales could dip about 4% to 453,200 in 2026, with benchmark prices easing roughly 2% to $794,200. By 2027, expectations shift: resales may climb close to 7% to 483,600, and benchmark values inch just under 1% higher to $800,700. This signals a return to growth, but not the frenzied pace some might hope for.

What’s supporting this recovery? Pent-up demand is a major factor; more than 400,000 Canadian households have held off on homebuying since 2019, waiting for the right moment. Of course, affordability, stable growth, and renewed confidence will remain crucial. While rates appear to have bottomed, trade tensions could still challenge momentum. Through it all, my approach remains the same: personalized guidance grounded in local expertise and care—helping you make confident, informed decisions in every market cycle.
