The Quiet Sale

They were considered a prominent family in the community with a reputation for being excellent farm operators for three generations.

However, there was no successor, and health issues were coming a concern.

Her husband, now deceased, had inherited the quarter from his mother approximately twenty years before.

It had always been rented to the same neighbour, plus there was revenue from several oil leases on it.

She had moved recently into a senior’s residence and thought it was time to sell so it wouldn’t complicate her estate when the time came.

We were asked to provide an estimate on current market value; with the understanding she would likely offer it to the tenant first.

When she learned that land rental rates in that area were five times what she was
