🍂 Happy Thanksgiving! 🦃

Thanksgiving always feels like a good reminder to slow down for a moment and appreciate the people and places that make life feel like home.

I’m especially thankful for my family, friends, clients, and the wonderful people in our community who continue to put their trust in me. I never take that support for granted.

Whether your weekend is filled with a big family dinner, a quiet meal at home, or a little bit of both, I hope you have the chance to enjoy good food, good company, and a few extra reasons to be thankful.

🏡 Your mortgage balance and your mortgage payout amount aren’t always the same thing.

Your balance is what you still owe on the mortgage. Your payout amount is what it will actually take to close it out on a specific date — including interest, applicable fees, and possibly a prepayment penalty.

That’s why the number can change right up until closing.

🏡 That gorgeous new kitchen might come with $40,000 in receipts… but receipts don’t tell you everything.

Think of it like buying a used car. A stack of repair bills is great—but you still want to know what’s going on under the hood.

For major renovations like finished basements, additions, garage conversions, or significant electrical and plumbing work, it’s worth asking: Were permits required? Were inspections completed? Was everything properly closed out?

Not every renovation needs a permit, and missing paperwork doesn’t automatically mean “walk away.” It just means you’ve got a few more questions to ask before you buy.

🏡 Buyers don’t always fall in love with the things you expect.

Sometimes it’s the view from the kitchen sink where they can picture watching the kids play outside. Sometimes it’s the afternoon light pouring into the living room, a peaceful backyard view, or simply how quiet the home feels.

Yes, finishes matter. But often it’s those little everyday moments that turn “a house” into “our house.”

🏡 That number you see on an online home estimator? It’s a guess — and the algorithm has never walked through your front door.

It doesn’t know about your new roof, renovated kitchen, finished basement or the fact that your lot is better than the one down the street.

Sometimes those estimates are close. Sometimes… not so much. 😬

🚗 You ever drive down a street and think… “Okay, this neighbourhood just feels expensive.”

The funny thing is, it’s not always about bigger or fancier houses.

It’s the mature trees. 🌳
The well-kept lawns.
Clean driveways.
Homes set back nicely from the road.
People out walking.
And honestly… just a lack of clutter.

None of that really shows up on an MLS® listing, but buyers notice it almost immediately.

And it’s one of the reasons two similar homes just a few streets apart can sell for very different prices.

Sometimes you can’t quite put your finger on what makes a street feel special.

But you definitely know it when you see it. 🏡
