July brought some welcome news for those navigating the Canadian real estate market: home prices dropped in 10 out of 13 major markets, with Vancouver, Hamilton, and Regina seeing some of the most notable changes. This shift means the income required to qualify for a mortgage has eased slightly. While mortgage rates also edged down, it was really these price adjustments that made a difference in affordability. For those of us rooted in our communities and helping clients find their next chapter, these changes offer new opportunities and a little relief for buyers. ✨ La dolce vita has arrived in Fort Langley! ✨

An incredible day yesterday celebrating the Grand Opening of Fort Collective in beautiful Fort Langley — a gorgeous new shopping experience attached to its sister store, Amelia Rose.

A huge grazie to owner Silvia and her amazing team for such a warm welcome and an unforgettable day! ❤️

There was so much to love — beautiful leather goods, unique finds, gorgeous jewellery, live music, wonderful people and that unmistakable Italian feeling of gathering, celebrating and enjoying the moment.

And of course… what better way to celebrate than with incredible Spacca Napoli pizza right outside the store!

The Italian influence continues in Fort Langley, with Spacca Roma opening soon and bringing Roman-style pizza to the community. I can already tell there are going to be a lot of very happy pizza lovers!

The day was filled with people, laughter, beautiful things, great food and an incredible sense of culture and community — a true celebration with a little taste of Italy right here in the Fort.
