The Simcoe County real estate market continued its transition toward a more balanced environment in June. While the number of new listings remained relatively stable month-over-month, dipping just 1%, sales activity slowed by 5% (which is the norm), resulting in inventory levels increasing to 6.78 months of supply. Although that's a modest increase from May, it's actually an improvement over this time last year when inventory sat at 7.19 months, indicating that the market is slowly working through the available supply.
Pricing also softened in June, with the median sale price declining to $699,900, down 2% from May and 5% compared to June of last year, and this is the first month-over-month decline we have seen in 4 months. While some may view that as a negative headline, it also reflects a healthier and more sustainable marketplace. Buyers today have more negotiating power and more homes to choose from, while sellers who price strategically and present their homes well are still seeing successful sales.
Perhaps one of the most encouraging signs is that homes are not taking significantly longer to sell. The median days on market held steady at just 26 days compared to last year and actually improved slightly from May. This tells us that well-priced homes continue to attract buyers relatively quickly, despite the increased inventory. And across Ontario, we see a very similar story unfolding.
WHAT THIS MEANS?
The biggest takeaway from this month's numbers is that we are no longer in the extreme seller's market of the past, nor are we experiencing a sharp market correction. Instead, we're seeing a market that rewards preparation, realistic pricing, and strong marketing.
For buyers, this means more selection, more time to make informed decisions, and greater negotiating opportunities than we've seen in years.
For sellers, success is still absolutely achievable—but pricing your home correctly from day one has never been more important. The homes generating the strongest interest are those that are well-prepared, professionally marketed, and priced in line with today's market realities rather than yesterday's expectations.
