Ontario HST Rebates Boost New Home Sales
Having worked extensively across the GTA, Kitchener-Waterloo, Cambridge, Hamilton, Niagara, and even internationally in Dubai, I’ve seen firsthand how tax policy shapes the housing market. Ontario’s recent temporary HST relief demonstrated that reducing taxes can help with affordability, support sales, and build confidence—though, as many industry voices have said, a permanent approach would have a far greater impact, especially for those aiming to build or buy new homes. Builders today are juggling rising material and labour costs, lengthy approval processes, and complex regulations, all while facing significant taxes and fees. The temporary nature of the HST program, along with its delayed rollout, meant many buyers, developers, and builders were left waiting for clarity—limiting the program’s effectiveness while housing activity stayed stalled. Highrise condo developments are feeling the strain most, since their longer timelines don’t always line up with short-term tax initiatives. For Ontario to reach its goal of 1.5 million new homes by 2031, many are advocating for permanent HST relief—ideally, removing the tax on new homes altogether. It’s an important conversation for anyone considering their next move in our region’s ever-changing market.
