September market update: GTA and Milton

The September stats are out. GTA sales are down 9% and new listings are down 14% from last year, with prices down about 5%. Many buyers seem to be waiting until they feel secure about their jobs and where inflation is headed, so there is likely demand on the sidelines.

In Milton, sales dipped 3.3% from August and homes took 35 days on average to sell. By the benchmark index, detached prices are down about 6.5% from a year ago and townhomes are down about 7.5%.

The chart looks flat because Milton’s monthly sales are low enough that one high or low sale can move the average.
