Look beyond the purchase price to closing costs, property taxes, utilities, maintenance and any condo fees.

A price reduction catches your eye. But does it mean there’s room to negotiate?

Before making an offer, here are three things I would check with you:

1. Time on market
How long has the home been available—including earlier listings? Compare it with similar homes nearby. Extra time is a reason to ask questions, not proof that a seller will accept less.

2. Price history
Has the asking price changed? Look at the full listing history alongside recent comparable sales. A reduction alone doesn’t tell you whether a home is good value.

3. Competing options
What similar homes can you choose from, and are other buyers making offers on this one? Your alternatives and the competition help shape the conversation about price, conditions and closing dates.

A condo in Toronto and a detached home in Barrie need their own local comparisons. Broad market headlines can’t tell you what to offer on a specific property.
