GTA Market Watch – May 2026 Summary

The Greater Toronto Area (GTA) housing market became more competitive in May 2026 compared to a year ago.

Key Highlights:

Home sales increased by 6.3% year-over-year, reaching 6,583 sales.
New listings decreased by 18.9%, with 17,698 new properties entering the market.
Inventory levels continued to decline, creating a tighter market and increasing competition among buyers.
The average selling price was $1,069,700, down 4.6% from May 2025.
The MLS Home Price Index (HPI) was down 6.7% year-over-year.
Compared to April 2026, sales were up 10%, while new listings fell 2.1%, indicating further market tightening.

What This Means:

The Toronto Regional Real Estate Board (TRREB) expects market recovery to strengthen in the second half of 2026.
Improved trade conditions and reduced geopolitical uncertainty could further support housing demand.
TRREB also supports Ontario's Bill 98, which aims to make housing development faster, easier, and more affordable to help address housing supply challenges.
