Mississauga Homes Now More Affordable Than In 5 Years
It’s a remarkable moment for Mississauga real estate: average home prices have dipped below $900,000, marking a five-year low across the city. Detached homes have dropped 35% since the 2022 peak, with semi-detached properties now at a six-year low. Townhouse condos are down 30%, and apartment condos have slipped below $500,000. Sales volumes are also nearing historic lows, signaling a significant shift in the market. Having worked closely with buyers and sellers throughout Mississauga and the GTA, I’m seeing firsthand how these trends are shaping opportunities and challenges in our communities—whether you’re considering your next move or watching for the right investment moment.

Toronto Housing Market Sharply Reverses
The Toronto housing market has experienced a marked shift, with inflation-adjusted home prices dropping about 10% year-over-year—the sharpest correction among major cities worldwide. Benchmark prices have also eased, with the composite home-price measure now roughly 5% lower than a year ago on a seasonally adjusted basis, bringing average values to around $931,000. While condos in the city core may appear more affordable on paper, factoring in mortgage interest, maintenance fees, property taxes, and risk premiums keeps the cost of ownership well above that of renting. For those navigating this market, there’s a brief window where softer pricing could offer opportunity—yet with demand poised to rebound before supply catches up, conditions may tighten swiftly. Achieving a return to 2019 affordability levels would require annual housing starts to increase by at least 50% over the next decade, highlighting the scale of Toronto’s supply challenge. My team and I have been guiding clients through these exact dynamics across Mississauga, Toronto, and beyond—helping buyers and sellers make informed decisions amidst market volatility.

Toronto Housing Market: New Opportunities Amid Recent Shifts
It’s striking to see Toronto, once hailed as the world’s strongest housing market, now leading global cities in price declines. According to recent data, both Toronto and Vancouver experienced a 10% drop in inflation-adjusted home prices—the sharpest decrease among 23 major cities. While prices are down from previous highs, the cost of owning a home here remains challenging for many. With national prices at their lowest since 2023 and inventory still tight, it’s a complex time for anyone considering their next move. As someone who guides clients through the full spectrum of GTA real estate—from Mississauga family homes to commercial retail sites—I know that understanding both the numbers and the nuances of market shifts is key to making confident decisions in times like these.

Toronto Affordability Gains Are Tapering
Affordability in Toronto real estate made a modest gain in Q2, with the aggregate measure dropping by about 1 point to 64% across all housing types. While this is a positive move, our city is still one of the least affordable among markets tracked. Most of this recent relief can be credited to income growth, as home prices have only just begun to stabilize—making this the smallest quarterly improvement since early 2024. For those considering condos, the data stands out: Toronto condos are now at their most favourable affordability level since 2017, offering buyers a more accessible way into the market. Still, it’s important to note that Toronto’s overall affordability burden remains the second highest, within a single point of a possible ranking shift. As part of the Mitropoulos Real Estate Team, I keep a close eye on these trends so clients across the GTA—whether looking at homes in Mississauga, condos downtown, or investment properties—can make informed decisions about timing and opportunity.

Canadian Housing Affordability Remains Stable in Many Regions
We’re seeing a modest shift in housing affordability across Canada this quarter—something worth noting if you’re thinking about your next move. In Q2, slightly higher incomes and steady home prices offered a bit of relief, with Vancouver and Toronto experiencing some positive momentum. However, it’s important to keep in mind that not every market is following the same path; some Prairie and Atlantic regions faced a downturn. Looking ahead, potential interest rate hikes in 2027 could add new pressures for buyers and sellers. In the GTA, every subtle change can impact your plans—whether it’s for a family home, a condo, or a commercial investment. It’s insights like these that help our clients make thoughtful decisions in a complex market.

Mississauga - Most Expensive Homes of September 2026
Curious about the pinnacle of luxury living in Mississauga? Here’s a look at the most expensive homes listed for September 2026, showcasing the upper tier of the city’s residential market. The highest listing this month stands at $23,000,000, followed by properties at $19,800,000 and $13,749,995, with a range of other exceptional estates rounding out the top 15—each representing the best in location, design, and exclusivity. As someone deeply immersed in the Mississauga real estate landscape, I find these listings reflect the unique character and investment potential that draw clients to this area, whether for grand estates or diverse residential opportunities. If you’re interested in understanding what sets these properties apart or how market trends might shape your own real estate decisions, I’m always glad to share insights from my experience working with buyers and sellers throughout the GTA.
