Homes in Cobban sold about $31,500 below the asking price in July. In Ford, the average was about $12,100 below. Same town, same month.
The Milton average was $955,093 last month, and that number will steer you wrong if you lean on it. Nobody buys the average. You buy one house on one street, and the room you have to negotiate depends on the neighbourhood around it. In some pockets sellers are holding within about $12,000 of asking. In others the typical deal closed more than $30,000 under.

Two Milton neighbourhoods, ten minutes apart. In Old Milton, homes sold for an average of about $49,500 below the asking price last month. In Coates, the average was about $10,700 below.

I sell houses for a living. I cannot paint one without ending up in the story.

Was doing my own place this weekend, trying to cut in the ceiling corners, and instead of moving the ladder like a normal person I extended it past the safety guard to reach that last spot. Ladder said no. I went down, it came with me, and I took it straight to the head.

Lesson: respect the safety guard, and maybe hire the people who do this for a living. I'll stick to the part I'm actually good at, buying and selling in Milton.

Got patched up and cleaned up by my barber U*i over at RETREAT Barberspa, right here in Milton, who made me look like I didn't just lose a fight with a ladder.

The lower end of Milton's freehold townhomes has been closing under $700K. That corner of the market is where a lot of first homes and first rentals in town tend to begin, so it's the one I track most closely.
I keep a running list of the freehold towns coming up under that number, along with what the recent ones actually sold for. It saves you a few weekends of touring places that were never priced where you needed them to be.

After more than ten years investing in and around the GTA, the thing I pay the most attention to is where a market starts. In Milton that entry point sits lower than the citywide averages suggest, and the freehold townhome is a big part of the reason.

Couples in Milton, this one's worth knowing before you buy.

A lot of people rush to buy their first place together and put both names on title. The thing is, that uses up both of your first-time buyer benefits in one shot. Some couples buy the first home under one name instead, so the other person still counts as a first-time buyer on a future purchase, with their own FHSA, land transfer tax rebate, and RRSP Home Buyers' Plan.

It's not right for everyone, there are real trade-offs, and the numbers depend on your situation. That's exactly what a good mortgage broker and accountant are for.

Most first-time buyers in Milton plan carefully for the down payment and get caught off guard by the closing costs.

On an average Milton home, the Ontario land transfer tax alone runs into the thousands of dollars. First-time buyers can get part of that tax back through the provincial rebate, but you still need the rest in cash on closing day. Add legal fees, title insurance, adjustments, and a few other line items, and you're looking at a meaningful amount on top of your down payment.
