🏡 GTA Housing Market Update – March 2026

Spring is here, and I’m definitely starting to see a shift in the market.

Sales are slowly picking up, but prices are still adjusting—and that’s creating a really interesting window for both buyers and sellers right now.

🔹 Sales up by 1.7% compared to March 2025
🔹 Prices continue to ease – down 6.7% year-over-year, with the average home price now at $1,017,796
🔹 New listings down 16.7% – fewer homes available as we head into spring

So what does this actually mean for you?

If you’re a buyer, this is one of those rare moments where you have a bit more breathing room. There’s still opportunity to negotiate and make smart, confident decisions without feeling rushed.

If you’re a seller, I know it can feel a little uncertain. Prices aren’t where they were—but serious buyers are out there, and timing your entry into the market could make a big difference.

What I’m watching closely right now is supply. With listings down, we could start to feel that pressure build again—and when it does, the market can shift quickly.
