"The market crashed" and "the market is booming" are both wrong at the same time — because Moncton isn't one market.

A bungalow in Riverview under $450K is moving fast. A dated 4-bed in need of $60K of work is sitting. Same city, two completely different stories.

If someone tells you "the market" is doing anything, ask them which market they mean.

255 homes sold in Greater Moncton last month. That's down 15% from a year ago.

Before anyone panics: this isn't a crash story. New listings were up 7.5%, active listings are up 42% from two years ago, and homes are taking a median 47 days to sell — up from 42 days last year.

Translation: this is a market cooling off from a sprint, not falling off a cliff. Buyers are getting more room to breathe. Sellers need to be sharper on pricing than they did a year ago. Both of those are true at the same time.
