Ontario's $130K HST rebate absorbs tariff costs as GTA single-family home sales hit 47% above the 10-year average
It’s an exciting time for Ontario’s residential market. The strong demand for single-family homes, paired with the province’s generous HST rebate (up to $130,000 in savings), is fueling remarkable growth—even with market price corrections. In the GTA, sales have surged to 47% above the 10-year average, a testament to how tax incentives are helping buyers manage costs, including recent tariff challenges. This thriving sector now supports 256,000 jobs and brings in $39.3 billion in investment. As someone who has spent years guiding clients through Ontario’s dynamic real estate landscape, I’m always encouraged to see these opportunities making homeownership more accessible for families.

Canada Needs Twice the Projected Homes | Contact me for free Home Evaluation
The scale of Canada’s housing shortage is more pressing than ever: national projections say we’ll need between 417,000 and 469,000 new homes each year through 2036 just to regain the affordability we had before the pandemic. That’s well above what’s currently being built, and the numbers show we’re still facing a supply gap of 187,000 to 238,000 homes annually over the next decade. What’s more, construction is set to slow even as demand holds steady, making it harder for families and individuals to find a home that fits their needs and budget. As someone who helps buyers and sellers navigate Ontario’s market every day, I see firsthand how today’s projects are already spoken for, and how much more building we’ll need to see real change. To move the needle on affordability, Canada would need to double its current construction outlook—a big challenge, but an essential one for our communities.

Canadian Homebuyers Enjoy Most Affordable Prices Since 2023
We're seeing a shift in the Canadian housing market, with home prices dipping 0.2% from July to August—reaching their lowest point since April 2023 and down 4.2% from last year’s high. Six of the 11 major cities felt this change, and Vancouver saw a more pronounced 1.6% decrease. With rising financing costs and softer sales, it’s clear the landscape is evolving. As someone who’s been guiding buyers and sellers through Ontario’s residential market since 2008, I know how important it is to stay informed and prepared in times like these.

Ontario HST rebate shields new home sales
It's been an eventful period for Ontario real estate, with the HST rebate playing a big role in supporting new home sales. We saw GTA single-family home sales reach 692 units—an impressive 47% above the 10-year average. Total new home sales rose to 907. But it's not all upward momentum: the benchmark price for new homes dropped by 14.6% compared to last year, and condo sales were 78% below average, largely due to tighter tax incentive limits. As someone who has helped clients navigate this market since 2008, I find these shifts a reminder of how policy changes directly shape both opportunities and challenges for buyers and sellers. Whether you’re considering a house or a condo, understanding these numbers can help you make more informed decisions.

Approximately 6 Acres of Municipal Official Plan "Residential" land with "Development" zoning. This land backs onto McLean Ave. which offers Natural Gas and Municipal Water and Sewer. The municipality has indicated there is room for additional capacity for residential water and sewer, buyer required to obtain approvals from municipality to extend water/sewer services. The appropriate authority indicates the southern approximate 6 Acres is developable with their approvals. Severance is pending and then will provide survey. Taxes will be reassed as this is part of a 64 acre parcel

Home prices fuel record affordability gains, but relief remains elusive
It’s been a notable ten quarters in a row of improving housing affordability across Canada, with Q2 2026 continuing that trend. Falling home prices have been the main driver here, even as borrowing costs have crept up. The national affordability index has dropped 11.4 points since the end of 2023. Still, I know from experience that many buyers and sellers in Ontario are finding relief slow to reach them. Affordability is still below what we’ve seen in the past, and the picture looks quite different depending on where you are in the country. As someone who’s worked in Ontario real estate since 2008, I see these shifts play out in real time—especially for clients navigating the unique challenges of our local market.

Canada Needs More Homes to Sustain Affordability | Contact me for free Home Evaluation
Lately, we’ve seen a modest improvement in housing affordability across Canada, but it’s clear these gains are on shaky ground. As someone who’s been helping buyers and sellers in Ontario since 2008, I’m closely watching the slowdown in new home construction, especially when it comes to ownership properties. Recent estimates say we’ll need between 417,000 and 469,000 housing starts each year to get affordability back to where it was before the pandemic by 2036—yet the overall supply gap hasn’t really budged.

Much of the new housing coming online in major Canadian markets is rental, while ownership-focused builds have dropped off significantly. Even though more rentals are bringing some balance, the slower pace of construction compared to demand signals that we could face a supply crunch when the market heats up again. Slower population growth has helped a bit, but it’s not a long-term solution if we want to protect affordability.

The big takeaway here: it’s crucial to keep ownership housing construction moving forward now, so we don’t find ourselves with an even bigger shortage down the road. Having navigated both busy and slow markets over the years, I know how important a healthy supply is for everyone looking to make their move.
