The down payment isn’t the only money you’ll need when buying a home.
One of the biggest surprises for buyers is discovering there are additional costs due before they get the keys.

Here are some of the most common closing costs Ontario buyers should budget for:
🏡 Land Transfer Tax
For most buyers, this is the largest closing cost after the down payment.
Every home purchased in Ontario is subject to the Provincial Land Transfer Tax.
If you’re purchasing within the City of Toronto, you’ll also pay a Toronto Municipal Land Transfer Tax, meaning Toronto buyers pay two land transfer taxes.
First-time home buyers may qualify for rebates to help offset these costs.
⚖️ Legal Fees & Disbursements
Your lawyer handles the title transfer, registers your mortgage, and completes all of the legal paperwork required to close your purchase.
📄 Title Insurance
A one-time policy that helps protect your ownership and can provide coverage for certain title-related issues.
🏦 Mortgage Costs
Depending on your lender and mortgage, you may have appraisal fees, mortgage default insurance (if applicable), or other lender-related costs.
🏠 Home Inspection
Typically paid before closing if you choose to include one as part of your purchase process.
💰 Adjustments
You may reimburse the seller for prepaid property taxes, condo fees, utilities, fuel, or other adjustments from the day you become the owner.
📦 Moving Expenses
Movers, utility hookups, changing locks, internet installation, window coverings, furniture, and those first trips to the hardware store can add up quickly.
The buyers who enjoy the smoothest experience aren’t necessarily the ones with the biggest budgets.
They’re the ones who understand the full financial picture before they write an offer.
