Tem coisas no Real Estate que conseguem ser mais assustadoras do que qualquer história de Halloween.

E, depois de tantos anos acompanhando compras e vendas, aprendi que muitos desses "sustos" podem ser evitados quando as decisões são tomadas com informação, planejamento e uma boa estratégia.

Uma negociação pode mudar de direção, uma condição pode precisar de mais atenção, o mercado pode se comportar de uma forma diferente da esperada e, às vezes, uma decisão que parecia simples no início pode ter consequências importantes lá na frente.

É justamente nesses momentos que experiência faz diferença.

Meu trabalho não é prometer que nunca haverá imprevistos. É ajudar meus clientes a entender o cenário, antecipar o que for possível e saber como agir quando alguma coisa não acontece exatamente como planejamos.

There are a few things in Real Estate that can be scarier than any Halloween story.

And after many years of helping clients buy and sell homes, I've learned that many of these "scares" can be avoided when decisions are made with the right information, planning, and strategy.

A negotiation can change direction, a condition may require closer attention, the market may behave differently than expected, and sometimes a decision that seemed simple at first can have an important impact later on.

That's exactly when experience makes a difference.

My job isn't to promise that there will never be unexpected situations. It's to help my clients understand what's happening, anticipate what we can, and know how to respond when something doesn't go exactly as planned.

In this carousel, I've gathered a few phrases that can definitely scare a Realtor. Some of them even more than ghosts.

And if you're thinking about buying or selling, let's save the scares for Halloween. When it comes to Real Estate, I prefer well-informed decisions.

Se você acha que o trabalho de uma Realtor acontece principalmente durante as visitas aos imóveis, meu histórico de ligações provavelmente contaria outra história. 😅

Por trás de uma compra ou venda, existem muitas pessoas envolvidas, decisões para acompanhar, informações para confirmar e etapas que precisam acontecer na ordem certa.

E boa parte do meu dia é justamente isso: conversar, acompanhar, cobrar respostas, alinhar os próximos passos e garantir que meus clientes saibam o que está acontecendo durante o processo.

Às vezes estou falando com um buyer. Minutos depois, com um seller. E antes de desligar o telefone novamente, ainda pode ter outro profissional envolvido naquela negociação esperando uma resposta.

Real Estate também é coordenação. E sim... provavelmente estou no telefone.

If you think a Realtor's job happens mostly during showings, my call history would probably tell a different story. 😅

Behind every purchase or sale, there are people to coordinate, decisions to follow up on, information to confirm, and multiple steps that need to happen at the right time.

A big part of my day is making those calls, getting answers, coordinating next steps, and making sure my clients know what's happening throughout the process.

One minute I'm talking to a buyer, the next to a seller, and shortly after, another professional involved in the transaction may be waiting for an update.

Real Estate is also about coordination. And yes... I'm probably on the phone.

Mas o que essa mudança pode representar para quem está pensando em comprar ou vender um imóvel no Canadá?

Para quem pretende comprar uma casa, os movimentos nas taxas de juros são importantes porque podem influenciar os custos de financiamento, o planejamento do orçamento e as condições de mortgage disponíveis.

Já para quem está pensando em vender, o cenário de juros também merece atenção, pois pode influenciar o comportamento dos compradores e a movimentação do mercado imobiliário.

É importante lembrar que nem todas as taxas de mortgage acompanham automaticamente as decisões do Bank of Canada. As condições variam conforme o tipo de financiamento e o perfil de cada comprador.

🎃 O Halloween é uma daquelas datas em que a vizinhança realmente ganha vida!

Por algumas horas, as ruas ficam cheias de crianças fantasiadas, famílias circulando e vizinhos abrindo suas portas para participar de uma tradição que, para muitas crianças, se transforma em uma das memórias mais divertidas do ano.

E quando a nossa casa faz parte desse caminho, vale pensar também em como receber bem quem chega até ela.

Não precisa ser nada complicado: pequenos cuidados já ajudam a criar uma experiência mais segura, confortável e acolhedora para crianças e famílias com diferentes necessidades.

For a few hours, the streets fill with children in costumes, families walking around, and neighbours opening their doors to take part in a tradition that becomes one of the most exciting memories of the year for many children.

And when our home is part of that experience, it's worth thinking about how we welcome everyone who comes to the door.

It doesn't have to be complicated. A few thoughtful details can help make the evening safer, more comfortable, and more inclusive for children and families with different needs.

That's why this is also an interview.

Ask questions, do your research, understand how that professional works, and most importantly, look for someone who is willing to have honest conversations, even when the answer isn't exactly what you were hoping to hear.

After 15 years working in Real Estate, I know that a strong relationship between a seller and a Realtor depends on strategy, communication, and trust on both sides.

É interessante observar como três pessoas podem entrar na mesma casa e prestar atenção em coisas completamente diferentes.

Durante um showing, é natural começar a imaginar a própria vida naquele espaço: onde as crianças poderiam brincar, como seria receber os amigos, se existe espaço suficiente para a rotina ou até onde ficariam aquelas coisas que você sempre quis ter em casa.

Enquanto isso, o meu olhar está percorrendo outros detalhes.

Estou observando a condição do imóvel, as janelas, a distribuição dos ambientes, o entorno, os vizinhos, a localização e tudo aquilo que talvez não chame tanta atenção em uma primeira visita, mas pode fazer diferença depois da compra.

E é justamente por isso que esses olhares se complementam.

O buyer precisa conseguir se imaginar vivendo naquela casa. Meu trabalho é ajudar a garantir que, enquanto você imagina essa vida, também estamos fazendo as perguntas certas sobre o imóvel.

No final, uma boa decisão precisa considerar os dois lados: como a casa faz você se sentir e como ela realmente funciona para a sua vida.

It's interesting how three people can walk into the same home and notice completely different things.

During a showing, it's natural to start imagining your life in that space: where the kids could play, what it would be like to have friends over, whether there's enough room for your routine, or even where you'd put those things you've always wanted in a home.

Meanwhile, I'm looking at different details.

I'm paying attention to the condition of the property, the windows, the layout, the surroundings, the neighbours, the location, and all the things that may not stand out during a first visit but could matter after you buy.

And that's exactly why these perspectives complement each other.

A buyer needs to picture themselves living in the home. My job is to make sure that while you're imagining that life, we're also asking the right questions about the property.

In the end, a good decision considers both: how the home makes you feel and how well it actually works for your life.

O Nico entrou para a família no final do ano passado, mas pelo visto não precisou de muito tempo para começar a entender como funciona a rotina de uma Realtor.

Entre ligações, conversas sobre imóveis e tudo o que acontece por aqui, ele já deve ter percebido que encontrar uma casa envolve muito mais do que gostar do que aparece nas fotos.

Tem orçamento para entender, prioridades para definir, regiões para conhecer e muitos detalhes para observar antes de tomar uma decisão.

E se ele pudesse dar alguns conselhos para quem está procurando uma casa, provavelmente seriam esses do carrossel. Afinal, observar bem, investigar cada cantinho e não sair correndo atrás da primeira coisa interessante são especialidades dele.

Por enquanto, eu continuo cuidando do Real Estate e deixo para o Nico a análise dos quintais. 🐾

Nico joined our family at the end of last year, but apparently it didn't take him long to start learning how a Realtor's routine works.

Between phone calls, conversations about homes, and everything that happens around here, he's probably already realized that finding a home involves much more than liking what you see in the photos.

There's a budget to understand, priorities to define, neighbourhoods to explore, and plenty of details to consider before making a decision.

And if he could give a few tips to anyone looking for a home, they'd probably be the ones in this carousel. After all, paying close attention, investigating every corner, and not running after the first interesting thing he sees are some of his specialties.

For now, I'll keep taking care of the Real Estate, and leave the backyard inspections to Nico. 🐾

Que tal passar o inverno canadense em Portugal? 🇵🇹☀️

Aproveitei alguns dias de férias no Algarve, no sul de Portugal, e essa viagem me fez lembrar de uma conversa frequente com meus clientes no Canadá.

Quando o assunto é aposentadoria ou um imóvel para passar os meses mais frios do ano, a Flórida costuma ser uma das primeiras opções. Mas Portugal também merece atenção!

Com praias lindas, boa gastronomia e clima mais ameno, o Algarve pode ser uma alternativa para quem deseja aproveitar parte do ano e explorar possibilidades de aluguel nos demais meses.

E, por fazer parte da RE/MAX, conto com uma rede internacional de profissionais, inclusive em Portugal, que pode ajudar nessa busca.

Claro que investir em outro país exige planejamento e atenção aos custos e às regras locais. Mas vale conhecer as possibilidades!

What if you could spend the Canadian winter in Portugal? 🇵🇹☀️

I spent a few days on vacation in the Algarve, southern Portugal, and the trip reminded me of a conversation I often have with my clients in Canada.

When it comes to retirement or owning a property to escape the colder months, Florida is often one of the first options. But Portugal deserves a closer look too!

With beautiful beaches, great food, and a milder climate, the Algarve could be an option for those looking to enjoy part of the year there while exploring rental opportunities during the remaining months.

Of course, investing abroad requires planning and a careful look at costs and local regulations. But it's worth exploring your options!
