Here’s a local fact that surprised me:

13% of Ontario’s apples are grown right here in Durham Region.

Durham has about 2,100 acres of apple orchards, with most of them in Clarington — especially around Newcastle.

With apple season getting underway, it’s a good reminder just how much is grown close to home.

Another great reason to support local this season. 🍎

**DID YOU KNOW? 🚌**

Wondering what some of the construction along Kingston Road is for?

It’s part of the **Durham–Scarborough Bus Rapid Transit project** — a planned **36-km rapid transit corridor** connecting Oshawa, Whitby, Ajax and Pickering with Scarborough.

The plan includes dedicated bus lanes, upgraded stops, transit priority signals, cycling infrastructure and wider sidewalks.

**Construction is already underway in parts of Ajax**, with major sections in **Pickering starting in 2026**.

Drivers should expect lane shifts, temporary closures and delays around active construction areas as the project is built in stages over the next several years.

When complete, the goal is faster, more frequent transit between Durham and Toronto.

MYTH MONDAY 🚨

A lot of people think smoke and carbon monoxide alarms only need to be installed near the bedrooms.

Not quite.

In Ontario:

• Smoke alarms are required on every storey of the home
• They’re also required outside all sleeping areas

And for carbon monoxide alarms:

• As of January 1, 2026, many homes need them on every storey too
• That applies to homes with a fuel-burning appliance, fireplace, or attached garage
• They also need to be installed adjacent to sleeping areas

It’s one of those home safety rules that’s easy to misunderstand — and a good reminder to check that your home is properly set up.

Neighbourhoods closer to Lake Ontario can feel noticeably cooler when a lake breeze develops, while areas farther inland stay warmer.

It’s one of those small things you really notice in August — and one more reason the waterfront feels pretty good this time of year.

WHAT HAPPENS IF THE BANK APPRAISAL COMES IN LOW? 🏡

A buyer and seller can agree on a price, but the lender may still require an appraisal before giving final mortgage approval.

If the appraisal comes in below the purchase price, it doesn’t automatically kill the deal — but it can create a financing gap.

There are usually a few possible paths:

• Buyer brings in more cash to cover the difference.
• The lender or mortgage broker reviews the options, which could include another appraisal or lender.
• Buyer and seller renegotiate the price — but the seller is not automatically required to reduce it.
• If there’s a financing condition, the exact wording of that condition becomes very important.

One important point: a mortgage pre-approval is not final approval on a specific home. The lender still needs to approve both the buyer and the property.

It’s a good example of why the details of an offer matter just as much as the price.

July was a quieter month for the Durham Region real estate market.

Sales were down 12.6% from June, while the average price slipped 1.6% month-over-month to $840,581. New listings also dropped 16.3%, and homes took an average of 29 days to sell.

Compared with July 2025, the average price is down 5.05%.

The key takeaway: the market is still active, but it’s selective. Buyers are taking more time and comparing options, while sellers need to be sharp on pricing, presentation, and strategy.

Did you know Durham Region hosts the largest youth lacrosse event in the world?

The Ontario Lacrosse Festival returns from July 31 to August 9, bringing hundreds of teams and thousands of players, coaches and families to arenas across Durham Region.

Whitby is one of the festival’s major host communities, with games taking place at several local arenas—including the new Fieldgate Sports Complex.
