June in Durham is beautiful chaos.

School events, sports schedules, patios, yard work — and somehow there are still three more things on the calendar.

This time of year has a pace of its own. It’s busy, a little chaotic, and somehow still one of the best parts of living in Durham.

May brought more activity to the Durham Region market, but the bigger story is that prices stayed fairly steady.

Sales were up 12.2% from April, which shows buyers were more active. At the same time, new listings were also up 3.2%, giving buyers more options to compare.

The average price came in at $851,373, up just 0.7% month-over-month. That is movement, but not a major shift.

Year-over-year, prices are still down 6%, so the market is still adjusting compared to last year.

The takeaway: Durham is active, but still selective.

Buyers are watching value closely. Sellers need to be well-prepared, priced properly, and positioned clearly from day one.
