Ottawa Real Estate Housing Market Update for September 2026 📊

September brought a noticeable shift in Ottawa’s housing market. 🏡

Sales remained steady, holding close to August levels instead of seeing the typical seasonal decline. 🙏

New listings jumped, giving buyers more options and creating more competition among sellers. 📈

Conditions shifted further in buyers’ favour, as the gap between new listings and homes actually selling continued to grow. ⚖️

Prices remained relatively stable, with average and median sale prices close to August and only slightly below last year. However, the MLS® Home Price Index showed some underlying price softness. 💰

The big question heading into fall: Will inventory follow the usual seasonal decline, or will buyers continue to have more choice and negotiating power? 👀
