The summer market is holding steadier than you might think🙂

July saw 1,325 homes sold, virtually unchanged from last year, while fewer new listings helped bring supply and demand into a little better balance.

A few numbers worth knowing:

🏡 Average sale price: $683,308, ↓ 1.6% year-over-year
📍 Median sale price: $635,000, unchanged
🔑 Active listings: 4,678, ↑ 9.3% from last year
📆 Median days on market: 28 days
🏘️ Single-family sales: ↑ 5% year-over-year

The bigger story? Ottawa isn't one market. Suburban areas are generally performing more strongly, while the condo apartment market, particularly downtown, continues to favor buyers.
