Congratulations, M&R!

Tall trees all around, a quiet cornfield across the street, and a lot of privacy. M&R found their country home, and it’s sure to be filled with amazing memories soon!

📊 Ottawa Real Estate — September 2026 Market Update

The fall market arrived — and it arrived with a surge of listings.

✅ 2,927 new listings — up 38% from August, highest 3-month total since 2016
✅ 1,010 homes sold — nearly unchanged from August
✅ $685,640 average sale price — down just 1% year-over-year
✅ 34.5% sales-to-listings ratio — lowest of 2026, firmly buyer’s market
✅ 27 days on market — homes are sitting longer

The headline: more supply, similar demand = buyers now hold real leverage.
Single-family is holding up best with 4.4 months of inventory. Apartments are the clear pressure point — 7.3 months of inventory, benchmark down 6.1% year-over-year, and a sales ratio of just 27%.
If you’re a buyer — this is one of the best windows in years. More choice, less competition, more room to negotiate.

If you’re a seller — pricing strategy and presentation are the difference between selling and sitting.
October and November will tell us whether this is seasonal or something more sustained. Either way, let’s make sure your plan is built for the market we’re actually in.

Most homes don’t wear out from age. They wear out from small jobs that got skipped for a few years.

In Ontario, our freeze-thaw cycles make that worse. Water sneaks into cracks, freezes, expands, and keeps going. Clogged eavestroughs, downspouts that drain at the foundation, and snow banked against the house all push moisture where it shouldn’t be. Inside, poor attic insulation and unused bath fans let warm, wet air cause ice dams and mould before you ever see a sign.

The fixes are usually cheap: clean the gutters after the leaves drop, extend your downspouts, test your sump pump before spring, recaulk windows, and book the chimney sweep before the first fire.

Skipped maintenance adds up. The $50 job this fall can turn into the $5,000 repair in spring.

Save this for your fall checklist. 🏡

Every year someone tells me real estate is too expensive. They’ve been saying it for ten years.

I bought my first property in October 2014. I was 25, and it felt like a stretch.

The people who bought through the doubt in 2015 are sitting on serious equity right now.

The ones who waited until it felt comfortable?

Still waiting.

I’m not going to pretend today’s prices and rates don’t sting. They do. But that feeling isn’t new. It shows up every cycle. What changes is whether you act on a solid plan or sit it out another year.

Being cautious is smart. Being stuck isn’t. DM me if you want real numbers for your situation. Let’s talk!

Canadian winters don’t forgive skipped maintenance. ❄️

A frozen outdoor tap, a clogged gutter that turns into an ice dam, a furnace that quits in January. Most of the big repair bills I see started as a small job someone put off in the fall.

None of this is exciting. All of it protects what’s likely your biggest investment.

Save this list and work through it before the first real freeze.

SOLD 🔑 76 Johanna Street, Almonte

A 3-bedroom bungalow on a quiet street, a few minutes’ walk from the Riverwalk, downtown shops and the river trails. It had main-floor living, a finished lower level with a third bedroom and a family room, and a fenced yard with a deck.

Almonte was home for our family for years, so listing here always feels personal. It’s a small town people fall for fast, and this street shows why.

Congratulations to my sellers on this next chapter, and welcome home to the new owners. 🏡

Everyone talks about buying in the spring… but fall might be your secret weapon. 👀

Fewer buyers, less competition, and sellers who may be more open to negotiating. While everyone else waits, you could already be unlocking your front door. 🔑

LEASED 🔑 Downtown Toronto

Furnished suite by the water, with south-facing lake views and the CN Tower filling the skyline.

It’s now secured by its soon-to-be new resident, who moves in mid-October. Congratulations to my landlord client on finding someone who’ll take great care of the place, and welcome home to the new tenant.

Nobody can predict the next 30 years. But if Ottawa follows anything like its long-term pattern, today’s “too expensive” might look like a bargain someday.

The right time to buy isn’t when a headline tells you to. It’s when the numbers, the home and your life line up.

Waiting can save you from a bad decision. Waiting without a plan can cost you more than any purchase.

If you want to see what the numbers actually look like for you, let’s talk.
