If only we all had a crystal ball when it comes to real estate...but after 20+ years in the business, we can tell you this: while no one can predict the future perfectly, knowledge and historical data can go a long way. Here are 5 signs to look for when identifying areas with strong long term potential:

1. Infrastructure & Transit Growth: New or improved transit is always a game changer. Think LRT expansion here in Ottawa (areas like Riverside South have already seen increased attention and demand).

2. Lifestyle Amenities: When you start seeing new shops, cafes, parks and community spaces popping up, it's a sign people want to live there(places like Westboro didn't become hotspots overnight).

3. Revitalization & Investment: Older neighbourhoods getting a facelift, whether through infill development or city investment often see strong appreciation (Hintonburg is a great example of an area evolving right before our eyes).

4. School & Community: Strong schools and a family friendly feel drive long term demand (suburbs like Kanata continue to grow because they check these boxes).

5: Affordibility: The "Next" neighbourhood is often the one people can still get into. When buyers are priced out of one area, they naturally look nearby. The ripple effect is real.

People love to say "Back in my day, we had to put 40% down and only had 10 year mortgages!"
Yes, that part is true but the full story is way more nuanced:
✨Then (1940's - 1960s-ish)
40-50% down payments were common
Mortgages were short and stricter
Homes were cheaper overall
Fewer buyers could qualify
Years of savings before even thinking about buying

✨Now
As little as 5% down (with insurance)
25-30 year amortizations
More people can qualify
Homes are priced much higher
Debt+cost of living makes saving harder

📊Example:
THEN: $10,000 home, 50% down =$5,000
NOW: $600,000 home, 5% down = $30,000

So was it easier back then? Fewer people could buy, but prices were lower. More people can buy now, but affordability is difficult.

We get this question all the time and the truth is there is no one-size-fits-all answer. I can say from experience that owning investment properties has been a great way to build long term wealth but it's not for everyone.

Being a landlord comes with responsibility, risk and ongoing costs. It's not just "collect rent and you're done". There are vacancies, maintenance and sometimes legal disputes that have to be dealt with.
That's why I never push one direction when asked this question. Instead we sit down and look at
