The hardest part of closing isn’t the paperwork or the negotiations.

It’s losing my texting buddy 📱

Over the weeks or months we work together, there are a lot of messages… updates, questions, wins, nerves, decisions.

And then one day, it just stops.
I always joke that I have a bit of closure issues, but the truth is, our buyers and sellers mean a lot to us 🤍

This isn’t just a transaction. It’s a chapter we go through together.

So yes, I’m incredibly happy when my clients move on to their next home… but I do miss those daily check-ins.

(And I always love a “just saying hi” text after 🥰)

We hear this a lot.
It sounds safe, but here’s what actually happens in today’s Ottawa market:
The first couple of weeks, buyers are curious.
After about 30 days, the question shifts to… what’s wrong with it?
Pricing is not really about the number.
It’s about the bracket.
Buyers are not comparing your home to everything on the market.
They are comparing it to the 4 or 5 homes they are seeing that weekend in the same price range.
There is a number where your home gets strong activity.
And a slightly higher number where it gets overlooked.
That gap is smaller than most people think.

Prices are adjusting modestly year over year, not collapsing. This is recalibration, not chaos.

What this means if you are a buyer:
• You have more choice than last year
• You can take a breath, compare options and negotiate strategically
• Condos currently offer the most leverage
• Well priced detached homes are still competitive
• Discipline matters, but good properties are still moving

What this means if you are a seller:
• Pricing accurately from day one is critical
• Overpricing will cost you time and leverage
• Detached homes are holding value well
• Townhomes need strong positioning to capture affordability buyers
• Condos require realistic expectations and a sharp launch strategy

A quick note, this does not apply equally to every property. Real estate is hyper local and hyper specific. Over the past week I have already noticed a shift. Spring inventory typically hits the market in March, and well priced, well prepared homes are still moving quickly.

BIG PICTURE:
This is a selective market. Buyers are cautious. Sellers need strategy. Inventory is higher, but we are still operating in balanced conditions.

The real risk right now is hesitation. Waiting without a plan can cost more than making a clear, informed move.
