Ottawa’s housing market slowed noticeably in August—but prices remained comparatively steady.

A total of 1,002 homes sold during the month, down 18.6% from last August and 24.4% from July. Months of inventory also increased to 4.5, giving buyers more choice, less competition and generally more time to make decisions.

Prices told a steadier story. The average sale price was $688,253, up 0.3% from last year, while the benchmark price increased 1.0%.

The market is not performing uniformly across all property types. Detached homes remained the most stable, while townhouses and condos continued to experience softer conditions.

For buyers, this may mean more opportunity and negotiating room. For sellers, thoughtful pricing, preparation and positioning are especially important in helping a property stand out.

Ottawa’s housing market remains broadly balanced. One month does not establish a trend, but August’s shift is worth watching as we head into the fall market.
