Ottawa’s August real estate numbers are in, and once again, there isn’t just one story.

Overall, the average residential sale price held relatively steady at $688,253, up 0.3% year-over-year, but inventory continues to build.

Single-family homes remained the strongest segment, with prices up 1.0% year-over-year, while townhome prices were down 4.7% and active listings jumped 27.1%.

And condos? That’s where things get particularly interesting. Condo apartments averaged $426,930, up 4.5% from last year, but with 6.3 months of inventory and longer days on market. There are some pretty wild swings depending on the area and type of condo.

The takeaway? Ottawa isn’t one market. Property type, price point and neighbourhood all matter, and understanding those differences is increasingly important whether you’re buying or selling.
