Here are the Durham Region real estate market stats for September 2026!

Durham’s average sale price increased slightly in September, moving to $829,993 from $823,153 in August. The total number of sales for the month decreased to 525 from 568 in August, and the sale to list price ratio remained the same at 99%. The average number of days on market decreased slightly from 33 to 31.

The Durham Region market continues to move toward a more balanced environment, with buyers having more choice and negotiating power, while well-priced and well-presented homes continue to sell.

For buyers: More selection, less competition and greater negotiating power

For sellers: Homes are still selling, but pricing and presentation are more important than ever. Overpriced or poorly presented properties are almost guaranteed to sit.

The Bank of Canada has held their policy rate at 2.25% at each of their last 7 rate announcements, the most recent being on September 2. The next announcement will take place on October 28.
