What are the latest numbers telling us?

As we move through the summer market, one thing is clear: every community is telling a slightly different story. Here’s a look at some of the key June vs. July 2026 numbers:

📍 DURHAM REGION
🏡 Average price: $844,024
⬇️ Down from $854,706 in June
🏠 731 sales in July, compared with 837 in June
📈 Inventory increased slightly to 3.9 months

📍 AJAX & PICKERING
Ajax continues to show localized strength with 2.8 months of inventory and an average price of $913,420. Pickering's average price increased to $956,393.

📍 NORTHUMBERLAND & KAWARTHA LAKES
With approximately 6.8 months of inventory, buyers are seeing more selection and, in many cases, greater negotiating room.

📍 PETERBOROUGH
The average price increased to $609,051, with particularly strong demand for homes priced under $700,000.

📍 UXBRIDGE / STOUFFVILLE
The average price adjusted to approximately $1.209 million, while higher-priced properties continue to experience longer days on market.
